Role Overview
We are looking for an experienced Architect with strong knowledge of BMC and MHADA regulations and Mumbai redevelopment projects. The candidate will be responsible for preparing project feasibility studies, FSI calculations, development potential assessments, premium/TDR calculations, preliminary project planning, and expense summaries.
The ideal candidate should have practical experience dealing with BMC, MHADA, DCPR 2034, FSI, TDR, fungible FSI, premium FSI and redevelopment-related approvals.
Key Responsibilities1. Project Feasibility & Development Potential
- Prepare detailed project feasibility reports for redevelopment and development projects.
- Study property documents, plot area, CTS details, DP remarks, zoning and existing development.
- Assess the development potential / permissible FSI of the property.
- Prepare preliminary development options and area statements.
- Calculate existing,
proposed and potential built-up areas.
2. FSI / TDR / Premium Calculations
- Calculate permissible FSI as per applicable BMC/DCPR/MHADA regulations.
- Calculate FSI consumption, balance FSI and additional FSI potential.
- Assess requirements and utilization of TDR.
- Calculate premium FSI / additional FSI premiums and other applicable statutory premiums.
- Evaluate fungible FSI / compensatory areas, where applicable.
- Prepare detailed area and FSI statements for management review.
- Keep calculations updated based on prevailing regulations and applicable BMC/MHADA circulars.
3. BMC / MHADA Knowledge
- Strong working knowledge of BMC development regulations and approval procedures.
- Positive understanding of MHADA redevelopment schemes and regulations.
- Understanding of DCPR 2034 and relevant amendments/circulars.
