Job description for experience candidate for accounting and financial reporting

Key Responsibilities
- Manage monthly, quarterly, and annual book closure activities in SAP, ensuring accurate and timely accounting records.
- Prepare periodic MIS and management reports, perform variance analysis against prior periods, and provide detailed explanations for significant variances during the quarter and year.
- Prepare quarterly and annual financial statements for REIT entities and their SPVs, including relevant disclosures and supporting schedules.
- Prepare and analyse REIT-specific reporting metrics including:
- Net Operating Income (NOI)
- Net Distributable Cash Flows (NDCF)
- Distribution calculations
- Other REIT-related disclosures and reporting requirements
- Perform related party and intercompany reconciliations across SPVs and pass necessary adjustment entries.
- Prepare journal entries, accruals, provisions, and period-end adjustments.




- Coordinate with auditors and support statutory, internal, and regulatory reporting requirements.
- Ensure compliance with applicable accounting standards, internal controls, and reporting timelines.

Qualifications & Experience
- CA or equivalent qualification.
- 2-5 years of experience in financial reporting, accounting, or audit.
- Experience in REIT, real estate accounting will be preferred.

Technical Skills
- Strong working knowledge of SAP and advanced Excel.
- Good understanding of Ind AS, financial statement preparation, lease accounting, and fixed asset accounting.
- Experience in preparing NOI, NDCF, lease, security deposit, rent accrual, depreciation, and amortisation workings.
- Solid analytical, reconciliation, and problem-solving skills., rent accrual, depreciation, and amortisation workings
