Qualification: Graduate/Postgraduate in Architecture

Role Overview:

We are looking for a agile and detail-oriented candidate who can mitigate operational risk, prevent unauthorised spending, and ensure complete alignment with corporate policies, budgets, and regulatory guidelines, gaining exposure across finance and business operations. This is a client-facing role that requires strong coordination across departments and the ability to support strategic

and operational initiatives. The role will include strong financial reporting & analysis.

Key Responsibilities

Technical Due Diligence for Residential and Commercial Projects:

Review and Validation of Approval Status

Buildability analysis - Checking the available FSI/FAR and Zoning

regulations

Verifying approval premiums as per regulations Highlighting development and policy restrictions.

Risk Assessments

Physical Due Diligence:

Review of Buildability compliance with Regulations

Current Planning Guidelines: Permitted Plot ratio,



parking requirements, etc.

Deviations between Approved drawings and As built drawings

Architectural Investigations

Review of NBC Codes- Fire, Requirement for handicapped etc

Coordination and Problem Solving with Developers, Legal Team, Funds and Finance Agencies on projects

Valuation: Valuation Models using DCF Market Analysis Revenue & Cost Phasing Cash Flows, NPV & IRR

Key Requirements
- Graduate/Postgraduate in Architecture. BMC-licensed Architect is desirable.
- 510 years of experience in statutory approvals for real estate projects in Mumbai/MMRDA jurisdiction.
- Strong knowledge of MMRDA regulations, municipal processes, and real estate compliance frameworks.
- Proven track record of obtaining approvals for large-scale projects.
