Role & responsibilities
- Evaluate real estate proposals in line with approved policy.
- Assess developer profile, project viability, cash flows, legal structure, market demand, and execution risks.
- Review valuation reports, legal due-diligence findings, approvals, and construction progress.
- Provide risk grading, mitigants, and structured recommendations to sanctioning authorities / committees.
- Design and monitor Early Warning Signals (EWS) for the real estate portfolio (construction delays, sales velocity, cash flow stress, legal issues, etc.).
- Track portfolio health indicators such as delinquencies, restructuring trends, concentration risks, and project-level stress.
- Flag stressed accounts and recommend corrective actions, enhanced monitoring, or exit strategies.
- Support periodic portfolio reviews presented to senior management / risk committees.
- Analyze impact of macroeconomic developments, policy changes, interest rate movements, and local market dynamics on portfolio risk.
- Share timely insights and risk alerts with business and leadership teams.
- Work closely with Business, Legal, Technical, Collections, and Compliance teams to ensure holistic risk assessment.
Preferred candidate profile
- Robust understanding of real estate underwriting
- Knowledge of RBI / NHB regulations, HFC norms, and risk management frameworks
- Financial analysis, cash flow modeling, and sensitivity analysis
- Ability to interpret legal and technical due-diligence reports
