Job Title: QS & ESTIMATION ENGINEER (Real Estate/Construction)

Location : Kozhikode, Kerala. | Employment: Full-time |

Experience :
3–8 years (Real Estate/Residential projects construction experience preferred)
as a Quantity Surveyor / Estimator in the real estate or construction industry.

- Experience in residential apartments, villas, commercial buildings, or mixed-use developments is preferred.
- Familiarity with Kerala construction practices and local market rates is desirable.

Job Summary

The Quantity Surveyor / Estimator is responsible for preparing accurate cost estimates, quantity take-offs, budgets, tender documentation, and cost control throughout the project lifecycle. The role ensures projects are executed within approved budgets while maintaining quality standards and contractual compliance. The ideal candidate should have experience in residential and commercial real estate projects and possess strong analytical, negotiation, and commercial management skills.

Key Responsibilities:

Estimation & Cost Planning

- Prepare detailed quantity take-offs from architectural, structural, and MEP drawings.
- Develop preliminary and detailed project cost estimates.
- Prepare BOQs (Bills of Quantities) as per project specifications.
- Analyze project drawings, specifications, and technical documents for accurate estimation.
- Prepare project budgets and cost plans for management approval.
- Evaluate alternative materials and construction methods for cost optimization.

Tendering & Procurement

- Prepare tender documents and bid packages.
- Invite quotations from vendors, suppliers, and subcontractors.
- Analyze and compare quotations to recommend the most cost-effective options.
- Participate in vendor negotiations and finalization.
- Assist in preparing purchase recommendations and work orders.

Cost Control & Project Monitoring

- Monitor project costs against approved budgets.
- Track material consumption and labour costs.
- Identify cost variances and recommend corrective actions.




- Prepare periodic cost reports and cash flow forecasts.
- Assist in project cost reviews and financial reporting.

Contract Administration

- Review contractor bills and certify measurements.
- Verify running account (RA) bills and final bills.
- Evaluate variation orders and additional work claims.
- Maintain contract documentation and payment records.
- Support contract negotiations and dispute resolution when required.

Coordination

- Coordinate with architects, consultants, project engineers, procurement, finance, and contractors.
- Attend project review meetings and provide commercial updates.
- Ensure timely submission of estimation and commercial documentation.

Required Qualifications :

- BE/Diploma in Civil Engineering (mandatory).
- Additional qualification in Quantity Surveying or Construction Management will be an advantage.with IS codes.
- Individual contributor with end-to-end task ownership & high autonomy.
- Strong analytical, measurement, and reporting skills; ability to read drawings and contracts.
- Good communication and stakeholder coordination skills; Malayalam/Hindi/English preferred.

Preferable :

- Experience with ERP (BuildSmart, Quadra, etc) or project controls software; Power BI/Tableau.
- Knowledge of local Kerala schedule of rates and local bylaws.
- Addl relevant certification.

Technical Skills

- Solid knowledge of quantity surveying principles and estimation techniques.
- Proficiency in AutoCAD for quantity extraction.
- Good working knowledge of MS Excel and MS Office.
- Understanding of construction materials, methods, contracts, and procurement.
- Knowledge of IS codes, CPWD/State PWD schedules of rates, and market rate analysis.
- Ability to interpret architectural, structural, and MEP drawings.
