Job Description: Center Head (Asst Vice President)
The Center Head is the executive leader responsible for the overall asset valuation, financial profitability, operation, and safety of a shopping mall.

Role Overview
Position: Center Head
Reporting To: Cluster Head
Primary Objective: Maximize Net Operating Income (NOI) and asset value while maintaining zero-compromise safety, flawless operations, and exceptional tenant relationships.

Non-Negotiable Core Mandates
Compliance, Fire, & Life Safety
Regulatory Alignment: Absolute, zero-tolerance compliance with all local, state, and federal laws.
Safety Infrastructure: Oversee the continuous readiness of integrated fire automation, sprinkler networks, and smoke extraction systems.
Emergency Preparedness: Design, implement, and audit structural evacuation blueprints and disaster management protocols.
Audit Leadership: Lead periodic structural, electrical, fire, and occupational safety audits by independent global agencies.
Law Enforcement Liaison: Maintain active channels with municipal authorities, fire departments,



and local police forces.
Financial Management, Collections, & Leasing
P&L; Responsibility: Complete ownership of the mall’s annual P&L; statement.
Revenue Collection: Maintain a zero-bad-debt objective through rigorous, timely collection of minimum guaranteed rents, revenue shares, and CAM charges.
Resource Optimization: Drive operational efficiency to reduce Common Area Maintenance (CAM) costs without compromising premium standards.

Department-Wise Responsibilities
Operations & Facility Management
Vendor Governance: Direct SLAs and performance for outsourced agencies across housekeeping, parking, and security.
Engineering & MEP: Guarantee 100% uptime for critical infrastructure, including central HVAC, escalators, elevators, and backup power.
Crowd Logistics: Implement agile crowd-control strategies to handle surge footfalls during weekends, holidays, and high-profile events
