Job Requirements
Job Title: Lead - Planning
Job Type: Full Time
Responsibilities
- Aggressively monitor every stage of design in pre-con projects, including "stage gates" to reduce land to launch time.
- Timely raise alarms and use escalation matrix to resolve issues in a timely manner.
- Ensure timely appointment of Architects, ID, and Consultants.
- Monitor timelines linked to regulatory responsibilities such as RERA commitments, IOD/CC/OC, MCGM approvals, Fire NOC, Environmental Clearances, and MHADA/SRA/Redevelopment obligations.
- Analyze and differentiate between "just in time" and "before time" for all Contracts and Procurement matters.
- Deep dive to analyze delays, arrange meetings for quick resolution, and monitor Tender Event Schedule (TES) and Material Event Schedule (MES) across all projects.
- Ensure aggressive construction schedules and develop "catch up" plans for any delays.
- Coordinate with various stakeholders like design, liaison, procurement, construction, FM/CRM/Sales for successful execution.
- Build on existing PMO standards, reporting frameworks, dashboards, and governance cadence for portfolio-level planning and performance.
- Implement forecast-driven and trend-based controls for predictive project controls and lead structured delay analysis and recovery planning.
- Integrate cost, cash flow, and billing into execution reporting, track forecast accuracy, and support scenario planning and capital prioritization decisions.
- Lead adoption of digital tools and automation in planning, MIS,
and reporting, and drive use of Power BI/analytics platforms for real-time insights.
- Establish strong governance, change control, and escalation mechanisms, identify and manage execution risks, and ensure adherence to internal controls and statutory timelines.
- Present insight-led performance reviews to senior management and Board, influence cross-functional leaders with data-backed recommendations, and translate complex execution data into clear leadership narratives.
- Build and lead a high-performing Project Controls Centre of Excellence, develop and mentor planners, cost controllers, and MIS leaders, and drive standardization, accountability, and continuous improvement culture.
