Role & responsibilities

1. Land Acquisition & New Business Opportunities
- Identify, evaluate, and negotiate potential land parcels for acquisition or joint development.
- Conduct feasibility analysis including market study, FSI potential, regulatory constraints, and ROI assessment.
- Build a solid pipeline of real estate opportunities through brokers, landowners, IPCs, and industry networks.
- Coordinate with legal, technical, and finance teams for due diligence and deal closure.

2. Market Research & Competitive Analysis
- Conduct indepth market intelligence on upcoming launches, pricing trends, absorption rates, and competitor strategies.
- Track emerging micro-markets, government regulations, and real estate policies impacting business decisions.
- Prepare business cases, financial models, and reports to support management decisions.

3. Strategic Partnerships & Alliances
- Build and maintain relationships with developers, landowners, channel partners, IPCs, and government bodies.
- Explore opportunities for joint ventures, development agreements, redevelopment,



and society redevelopment projects.
- Evaluate partnership structures and propose commercially attractive models.

4. Financial & Commercial Evaluation
- Prepare financial feasibility reports including NPV, IRR, cash flow analysis, and sensitivity scenarios.
- Coordinate with finance teams to assess project profitability and risk assessment.
- Support negotiation on commercial terms for acquisitions, JD/JV deals, and redevelopment agreements.

5. Project Conceptualization & Planning Support
- Work with design and planning teams to develop the initial concept and project positioning.
- Provide market-driven inputs for product mix, pricing ranges, unit configurations, and amenities.
- Assist in preparing project launch strategies.

6. Stakeholder Management
- Liaise with internal teams (Legal, Technical, Finance, Sales, Marketing) for seamless execution.
- Manage relationships with statutory authorities
