About the Role

Terrain Estates is looking for an energetic, target-driven, and hands-on Sales Manager to lead its sales team while actively driving sales closures. This role requires a leader who can coach and motivate the sales team, personally engage with customers, negotiate deals, and ensure disciplined sales execution through CRM-driven processes.

Key Responsibilities
- Lead, mentor, and motivate the Sales Executive team to consistently achieve sales targets.
- Drive sales of Residential Plots, Villas, Villaments, and Apartments.
- Personally meet prospective customers at project sites, offices, residences, or other preferred locations to generate and close business.
- Guide Sales Executives during customer interactions, site visits, negotiations, and deal closures.
- Develop and execute monthly, quarterly, and annual sales strategies.




- Monitor sales pipelines and ensure timely lead follow-ups for maximum conversion.
- Conduct daily sales reviews, pipeline discussions, and team performance meetings.
- Train team members on:
- Product knowledge
- Sales techniques
- Objection handling
- Negotiation skills
- CRM usage
- Company SOPs
- Ensure all customer interactions, leads, follow-ups, and sales activities are updated accurately in the CRM.
- Set and monitor daily, weekly, and monthly activity targets, including calls, site visits, and closures.
- Coordinate with the Marketing team to improve lead quality and campaign effectiveness.
- Analyze competitor projects, pricing, offers, and market trends to recommend effective sales strategies.
- Coordinate with internal departments to ensure a seamless customer journey from site visit through registration and handover.
