Job Summary

The Maintainence Supervisor is responsible for overseeing the maintainence and repair operations of residential, commercial use properties. The role ensures that all building systems, equipment, common areas, and infrastructure are maintained in a safe, efficient, and cost-effective manner while supervising maintainence staff and external contractors.

Key Responsibilities

Maintainence Operations

- Supervise day-to-day maintainence activities across assigned properties.
- Address maintainence-related complaints and service requests.
- Plan and implement preventive maintainence schedules.
- Conduct routine inspections of buildings, common areas, and utilities.
- Ensure timely completion of repair and maintainence requests.
- Monitor HVAC, plumbing, electrical, firefighting, DG sets, lifts, and water systems.

Team Supervision

- Lead and supervise maintainence technicians, electricians, plumbers, and support staff.
- Assign work orders and monitor performance.
- Provide technical guidance and training to maintainence personnel.
- Maintain shift schedules and manpower planning of house keeping & security staff.

Vendor & Contractor Management

- Coordinate with AMCs, service providers, and contractors.
- Monitor contractor performance and quality of work.
- Ensure compliance with contract terms and service standards.
- Verify bills and service reports.

Health, Safety & Compliance





- Ensure compliance with safety regulations and building codes.
- Conduct safety inspections and risk assessments.
- Maintain statutory maintainence records and certifications.
- Ensure emergency preparedness and response procedures are followed.

Budget & Inventory Control

- Monitor maintainence expenses and repair costs.
- Assist in preparing annual maintainence budgets.
- Manage inventory of spare parts, tools, and consumables.
- Implement cost-control initiatives without compromising service quality.

Required Qualifications

- Diploma/Bachelor's Degree in Mechanical, Electrical, Civil Engineering, or related field.
- 5-8 years of experience in property maintainence, facility management, or real estate operations.
- Experience supervising maintainence teams in residential or commercial properties.
- Knowledge of building systems, preventive maintainence, and vendor management.

Required Skills
