Job Summary

We are looking for an experienced Property Acquisition Manager to identify, evaluate, negotiate, and finalize suitable properties for new jewellery showrooms, offices, warehouses, and business expansion. The candidate will be responsible for location research, property negotiations, documentation, and coordination with internal and external stakeholders.

Key Responsibilities

- Identify and evaluate potential properties for current jewellery showrooms and business locations.
- Conduct market research to identify high-potential retail locations based on footfall, visibility, customer profile, competition, accessibility, and commercial potential.
- Develop and maintain a pipeline of suitable properties across different cities and locations.
- Coordinate property visits, site inspections, measurements, and feasibility assessments.
- Negotiate rent, lease terms, security deposit, lock-in period, escalation, fit-out period, CAM, and other commercial terms with property owners.
- Prepare property comparison reports and present recommendations to senior management.
- Coordinate with landlords, brokers, property consultants, legal teams, finance, and operations teams.
- Conduct preliminary verification of property ownership, title documents, permissions, commercial usage, and other required documentation in coordination with the legal team.




- Manage the complete property acquisition process from location identification to agreement execution and handover.
- Coordinate with the Projects/Administration team for showroom construction, interiors, branding, and fit-out activities.
- Maintain records of property agreements, renewals, deposits, rent, lease expiry dates, and other property-related information.
- Monitor upcoming lease renewals and negotiate favourable commercial terms.
- Build strong relationships with property owners, developers, brokers, and commercial real estate consultants.
- Track market rental rates and identify opportunities for cost optimization.
- Prepare regular property acquisition MIS, pipeline reports, location analysis, and management updates.
- Ensure all property acquisitions follow company policies, budgets, and approval processes.

Qualification

Graduate / MBA in Real Estate, Business Administration, Marketing, Finance, or a related field.

Pay: ₹80,000.00 - ₹100,000.00 per month
