1. Role Purpose
The Design Development Head leads the company's in-house design function , responsible for the architectural, interior, landscape, and technical design deliverable of every project. This role is the guardian of design excellence: ensuring that every project is designed to the highest standard of luxury, functionality, and buildability, and that the brand's design philosophy , Rare, Timeless, Conscious, Soulful, Bespoke , is expressed in every square foot of every building.
2. Key Responsibilities
Design Leadership
- Lead and own the entire design development process from concept to construction drawings
- Set design vision and standards for all projects in alignment with the CEO's brand philosophy
- Review and approve all design outputs from the architecture, interiors, and landscape teams
- Be the final design authority on all projects before CEO review
- Set up a process in place to ensure regular design intent checks during construction phase.
- Incorporate project learnings and create database of the this.
- Prepare and update standard design detail libraries
Team Management
- Lead the in-house design team: Senior and Junior Architects, Interior Designers, Landscape team, QS & Specifications
- Mentor and develop the design team , build a culture of design excellence and continuous learning
- Conduct weekly design reviews with all sub-teams
Client & Stakeholder Engagement
- Represent design vision in all client-facing design presentations
- Coordinate with external design consultants, structural engineers, and MEP consultants
- Work closely with the PCU and Construction teams to ensure design-buildability alignment
Quality & Innovation
- Ensure all designs meet RERA, NBC, BDA, and other applicable codes and regulations
- Drive innovation in design , materials, sustainability, spatial planning
- Benchmark design standards against the best luxury residential projects globally
3. Key Result Areas (KRAs)
- Design delivery: All design packages issued ahead of construction schedule , minimum 6-week lead time
- Design quality: Zero design-related NCRs (Non-Conformance Reports) on site due to design error
- Client satisfaction: CEO / client design approval on first or second submission
- Team output: Design team meeting all scheduled deadlines per the project programme
4. Must-Have Qualifications
- B.Arch mandatory; M.Arch preferred
- 15+ years of architectural design experience
- At least 2 completed luxury residential projects as lead design Architect.
- Experience with high-rise residential (20+ storeys) mandatory
- Proficiency in AutoCAD, Revit, SketchUp, and design presentation tools
- Robust knowledge of NBC, BDA, RERA, and Bengaluru building regulations
5. Good-to-Have Qualifications
- LEED / GRIHA Green Building certification
- Experience working with international design consultants
- Exposure to smart home and automation integration in luxury residential
6. Key Competencies
- Design vision , ability to craft and communicate a compelling design narrative
- Technical excellence , deep knowledge of construction detailing and specifications
