Job Title: Associate General Manager ID & Finishing Works

Job Summary

The Associate General Manager ID & Finishing Works is responsible for leading the planning, execution, and delivery of interior design and finishing projects, ensuring superior quality, timely completion, and cost efficiency. The role focuses on managing all finishing trades (civil, carpentry, MEP interfaces, paint, flooring, etc.) while aligning design intent with on-site execution.

Key Responsibilities

1. Project Execution & Delivery

- Oversee end-to-end execution of interior fit-out and finishing works across projects.
- Ensure adherence to project timelines, specifications, and quality benchmarks.
- Monitor site progress, resolve bottlenecks, and drive timely completion.
- Coordinate closely with design, civil, and MEP teams to ensure seamless execution.

2. Finishing Works Management

- Supervise all finishing activities including:
- Carpentry & joinery
- Flooring (tile, marble, wood, vinyl, etc.)
- False ceiling & partitions
- Painting & polishing
- Fixtures, fittings, and final installations

- Ensure high standards of detailing, aesthetics, and workmanship.
- Conduct regular quality inspections and snag resolution.

3. Team Leadership & Site Management

- Lead project managers, site engineers, supervisors, and finishing teams.
- Ensure proper manpower planning and productivity on-site.
- Train teams on quality standards, safety, and best practices.

4. Client & Stakeholder Management

- Act as the key point of contact for clients during execution phases.
- Ensure client expectations are met in terms of design, quality, and timelines.
- Manage site meetings, reporting, and approvals.

5. Costing & Budget Control





- Prepare and monitor project budgets and cost plans.
- Control wastage, optimize resources, and ensure profitability.
- Evaluate variations, change orders, and billing milestones.

6. Vendor & Contractor Management

- Identify and onboard contractors and finishing vendors.
- Negotiate contracts, pricing, and delivery schedules.
- Ensure timely procurement and material availability.

7. Quality Assurance & Compliance

- Implement QA/QC procedures for all finishing works.
- Ensure compliance with safety standards and statutory regulations.
- Maintain documentation for inspections, approvals, and handovers.

8. Handover & Snag Management

- Ensure proper project closure, snag-free delivery, and final handover.
- Coordinate with clients for inspections and approvals.
- Manage post-handover issues and defect liability period.

Qualifications & Experience

- Bachelors degree in Civil Engineering, Architecture, or Interior Design.
- 12–18+ years of experience in interior fit-out and finishing works.
- Solid experience in high-end residential, commercial, or hospitality projects.
- Proven track record of managing multiple large-scale projects.
