Role Description The Team Lead – Municipal Lien Search is a full-time, on-site role based in Hyderabad.
The Team
Lead, Municipal Lien Search is responsible for leading the day-to-day operations of the Municipal Lien team, ensuring timely and accurate delivery of lien, tax, permit, code violation, utility, and property-related searches supporting U.S. real estate transactions. This role combines operational leadership, subject matter expertise, quality management, process improvement, and people development to deliver exceptional service while ensuring compliance with quality standards and client expectations.
Key Responsibilities
Municipal Lien Subject Matter Expertise
- Provide day-to-day technical guidance on U.S. municipal structures, including counties, cities, municipalities, townships, boroughs, villages, and special taxing districts.
- Support the team in researching and interpreting municipal liens, property taxes, tax certifications, special assessments, permit records, code violations, utility balances, and lien payoff requirements.
- Review and resolve complex municipal lien search requests and title-related issues that may impact real estate transactions.
- Guide team members in accurately navigating county, city, municipal, tax collector, permitting, GIS, and public records websites to obtain required property information.
- Ensure accurate interpretation of public records, including permits, inspections, certificates of occupancy, code enforcement actions, utility charges, and municipal assessments.
- Assist in resolving complex cases involving open and expired permits, code violations, municipal compliance requirements, and outstanding property obligations.
- Monitor changes to municipal websites, regulations, public records systems, and search procedures, ensuring the team remains current and follows updated processes.
- Perform quality reviews and provide coaching to improve research accuracy, consistency, and turnaround times.
- Act as the first point of escalation for technical search queries, municipal research challenges, and operational issues.
Team Leadership & People Management
- Lead, coach, and develop a team of Municipal Lien Search Specialists to achieve operational and quality
- goals.
- Conduct performance reviews, coaching sessions, and development discussions.
- Foster a culture of accountability, collaboration, continuous learning, and customer focus.
- Support hiring, onboarding, training, and retention of team members.
- Manage team schedules, leave planning, and resource allocation.
Operational Management
- Oversee daily municipal lien, tax, permit, utility, and code violation searches to ensure SLA and quality compliance.
- Monitor workload, productivity, and service delivery metrics.
- Act as the escalation point for complex searches and operational issues.
- Ensure adherence to established processes, quality standards, and procedures.
- Collaborate with internal stakeholders and cross-functional teams.
Quality & Process Improvement
- Monitor quality metrics and implement corrective actions.
- Perform root cause analysis and resolve recurring operational issues.
- Identify opportunities for automation, standardization, and process improvements.
- Drive continuous improvement initiatives to enhance quality, productivity, and stakeholder satisfaction.
- Prepare operational reports, trend analyses, and performance updates.
Client & Stakeholder Management
- Partner with internal and external stakeholders to resolve service-related issues.
- Communicate operational risks, delays, and critical updates proactively.
- Maintain high customer satisfaction through effective issue resolution and service excellence.
- Support management with reporting, business reviews, and strategic initiatives.
- Required Qualifications
- Bachelors degree or equivalent professional experience.
- 5+ years of experience in municipal lien search, title operations, real estate support, or related fields.
- Minimum 1 years of team leadership experience in municipal lien services.
- Strong knowledge of U.S. municipal lien processes, property taxes, assessments, permits, code enforcement, and utility searches.
- Experience researching county, city, and municipal government websites.
- Proficiency in Microsoft Excel, PowerPoint, and business productivity tools.
- Excellent communication, analytical, problem-solving, and decision-making skills.
- Ability to manage multiple priorities in a fast-paced environment.
Preferred Qualifications
- Experience working with U.S.-based clients and stakeholders.
- Exposure to process automation, workflow optimization, or continuous improvement initiatives.
- Ability to adapt to and work effectively in an AI-enabled work environment, leveraging AI-powered tools to enhance research, productivity, decision-making, and operational efficiency.
- Demonstrated curiosity and willingness to learn emerging technologies and adopt new digital tools.
Qualifications
- Strong leadership and people management skills, including experience supervising teams, providing feedback, and supporting performance development.
- Proficiency in process management and quality control, with the ability to organize workflows, track metrics, and ensure accuracy in documentation and reports.
- Excellent analytical and research abilities, including reviewing municipal records, identifying discrepancies, and interpreting property-related information.
- Effective communication and collaboration skills for working with cross-functional teams and responding to client or internal queries clearly and professionally.
- Comfort with technology and data-driven tools, including working within case management or workflow systems and adapting to current software platforms.
- Strong attention to detail, time management, and organizational skills to handle multiple cases and deadlines in a fast-paced environment.
- Experience in real estate services, title, lien search, or related fields is preferred, along with knowledge of municipal regulations and property records.
- Bachelor’s degree in a relevant field (such as Business, Real Estate, Legal Studies, or a related discipline) or equivalent practical experience.
