Role Overview:

Creative Square Consultants Pvt. Ltd. is looking for an experienced Senior QS & Planning Engineer with strong hands-on experience in high-rise residential MIVAN construction projects.

The candidate will be responsible for Quantity Surveying, Cost Control, Budgeting, Contractor Billing, Contract Administration, Project Planning, Scheduling, Progress Monitoring, and Project Controls within a PMC environment.

The ideal candidate should have strong practical experience in both QS/Commercial and Planning/Project Controls functions and be capable of independently monitoring project cost, quantities, billing, progress, resources, and schedule performance.

Key Responsibilities:

Quantity Surveying, Cost Control & Budgeting

- Prepare and monitor project budgets, cost plans, and cash flow forecasts.
- Prepare, review, and validate BOQs, quantity take-offs, and cost estimates.
- Monitor project expenditure against approved budgets and identify cost variances and deviations.
- Verify contractor measurements, quantities, RA bills, and supporting documents.
- Evaluate and certify contractor bills in coordination with the project and site teams.
- Conduct rate analysis and validate rates for additional, substituted, and variation items.
- Manage variation orders, change orders, and cost impact assessments.
- Maintain quantity reconciliation and monitor material consumption and wastage.
- Monitor committed costs, actual costs, forecast costs, and overall project cost performance.
- Support contract administration, claims, notices, and commercial correspondence.
- Support preparation of final accounts and commercial closure of contractors.
- Review contractor commercial submissions and identify discrepancies or cost risks.

Planning & Project Controls:

- Develop and maintain detailed project schedules using Primavera P6 / MS Project.
- Establish and maintain baseline schedules and monitor actual progress against planned milestones.
- Monitor critical path, key activities, dependencies, and schedule risks.
- Conduct delay analysis and identify the root causes of project delays.
- Prepare catch-up and recovery schedules for delayed activities.
- Develop and monitor look-ahead plans in coordination with site execution teams.
- Monitor manpower, material, equipment, and other resources against project requirements.




- Perform resource loading and productivity analysis.
- Prepare and monitor S-curves, progress curves, and project dashboards.
- Prepare daily, weekly, and monthly progress reports.
- Analyse planned vs. actual progress and identify deviations.
- Develop mitigation strategies and recovery plans to achieve project milestones.
- Monitor project milestones and support timely project completion.
- Support preparation of Extension of Time (EOT) claims and delay-related documentation where required.

MIVAN / High-Rise Construction Planning:

- Monitor and control MIVAN / Aluminium Formwork slab-cycle activities.
- Track cycle targets, productivity, manpower, materials, equipment, and execution progress.
- Coordinate with site teams to achieve planned floor-to-floor cycle targets.
- Monitor structural, finishing, MEP, and other activities in line with the overall project schedule.
- Identify construction sequencing issues and recommend practical solutions to minimize delays.
- Analyse productivity and resource requirements for high-rise construction activities.

Coordination & Project Control:

- Coordinate with Project Managers, Construction Managers, Site Engineers, Contractors, Consultants, and Client Representatives.
- Ensure alignment between planning, execution, billing, quantity measurement, and cost control.
- Conduct regular progress and commercial review meetings with project stakeholders.
- Prepare MIS reports, management dashboards, and project review presentations.
- Track billing progress, certification status, and commercial deliverables.
- Support project management in identifying cost, schedule, resource, and commercial risks.
- Maintain proper documentation and records for planning, cost control, and commercial activities.

Educational Qualification:

- B.E. / B.Tech / Diploma in Civil Engineering Mandatory.
- Relevant certifications in Project Planning, QS, Project Controls, or Contract Management will be an added advantage.

Required Experience & Skills:

- 812 years of relevant experience in QS, Planning, Commercial, or Project Controls.
- Mandatory experience in high-rise residential construction projects.
- Mandatory exposure to MIVAN / Aluminium Formwork construction.
- Experience handling G+20 floors and above will be preferred.

- Primavera P6 / MS Project
- Advanced MS Excel
- AutoCAD

Preferred:

- ERP / Project Management Software
- Power BI / Dashboarding tools

Preferred Candidate Profile:

- Prior experience in a PMC / Client-side QS & Planning / Project Controls role.
- Strong experience in high-rise residential MIVAN projects from structure through finishing/handover.
- Experience in large-scale or luxury residential developments will be an advantage.
- Robust understanding of MIVAN slab-cycle planning and high-rise construction sequencing.
- Experience in contractor billing, quantity reconciliation, cost forecasting, and variation management.
- Experience in delay analysis, recovery planning, and EOT documentation will be an advantage.
- Strong analytical, reporting, negotiation, and stakeholder-management skills.
- Ability to independently manage QS, commercial, planning, and project-control deliverables.
- Familiarity with Bangalore construction practices and market rates will be an advantage.
- Good communication and coordination skills.

Selection Criteria

Only candidates with proven experience in high-rise residential MIVAN projects and strong hands-on exposure to both QS/Commercial and Planning/Project Controls functions will be considered.

Candidates should have demonstrable experience in quantity surveying, contractor billing, cost control, budgeting, planning, Primavera scheduling, progress monitoring, resource planning, variation management, and project controls.
