Role Description The Senior Manager – Legal (Acquisitions) is a full time, on-site role based in BKC, Mumbai. The position will own the legal workstream across property acquisitions and redevelopment transactions, working closely with the Business Development & Acquisitions team from initial evaluation through transaction closure.

The role will be responsible for conducting end-to-end legal and title due diligence, including title searches, encumbrance reviews, revenue records, mutation status, and conveyance chains. The incumbent will identify title defects and legal risks, drive their resolution, and provide legal opinions and due-diligence sign-offs prior to transaction closure.

The position will also draft, review, and vet Development Agreements, Joint Venture Agreements, Letters of Intent (LOIs), Permanent Alternate Accommodation Agreements (PAAAs), landowner agreements, and other acquisition-related documentation. Responsibilities include reviewing compensation, escrow, and disbursement provisions from a legal and compliance perspective and ensuring appropriate stamp duty, registration, and documentation compliance.

The Senior Manager – Legal (Acquisitions) will manage the legal and documentation requirements relating to RERA, SRA, AGRC, redevelopment transactions, and applicable statutory approvals, while coordinating with BMC, the Estate Department, the Registrar of Cooperative Societies, external legal counsel, and other relevant authorities and stakeholders.





The role will maintain a legal-risk register across the acquisition pipeline, coordinate acquisition-related litigation, arbitration, or contested matters through external counsel, and provide regular legal-status updates to senior management. The position will provide legal input on transaction structuring; however, deal sourcing and commercial negotiations will remain with the Business Development & Acquisitions team.

Qualifications

- Bachelor’s degree in Law (LLB) is mandatory; LLM or a relevant specialization will be an advantage.
- 8–12 years of relevant legal experience, preferably within Mumbai real estate development, acquisitions, redevelopment, or property transactions.
- Strong hands-on experience in legal due diligence, title verification, land acquisition, redevelopment transactions, and property documentation.
- Proven experience in drafting and vetting Development Agreements, JV Agreements, LOIs, PAAAs, landowner agreements, and other real estate transaction documents.
- Strong working knowledge of RERA, SRA, AGRC, redevelopment processes, cooperative society matters, and applicable municipal/statutory requirements.
- Sound understanding of stamp duty, registration, title documentation, and transaction-related legal compliance.
- Ability to identify title defects, legal risks, and transaction-level compliance issues and recommend appropriate mitigation measures.
- Experience coordinating with external legal counsel, statutory authorities, landowners, societies, consultants, and internal stakeholders.
- Ability to work closely with Business Development & Acquisitions teams and provide legal guidance throughout the acquisition lifecycle.
- Excellent legal drafting, analytical, communication, stakeholder-management, and negotiation skills.
- Strong attention to detail and the ability to manage multiple live acquisition matters in a fast-paced environment.
