Job Summary The Project Manager will be responsible for planning, managing, and executing real estate construction projects from commencement to completion. The role involves managing project timelines, quality, cost, contractors, consultants, manpower, materials, safety, and overall site execution while ensuring the project is delivered as per approved drawings, specifications, and company standards.
Key Roles & Responsibilities
1. Project Planning & Execution
- Plan and manage the complete construction lifecycle of residential and commercial projects.
- Prepare project execution plans, schedules, milestones, and resource requirements.
- Monitor project progress against approved timelines and take corrective action wherever required.
- Ensure timely completion of project activities as per the project schedule.
1. Site & Construction Management
- Oversee day-to-day construction activities at the project site.
- Ensure work is executed as per approved architectural, structural, MEP, and other drawings.
- Monitor construction methodology, workmanship, and productivity.
- Ensure proper coordination between different site activities and agencies.
1. Contractor & Vendor Management
- Manage contractors, subcontractors, consultants, and vendors.
- Allocate work and monitor contractor performance.
- Ensure contractors meet agreed timelines, quality standards, and contractual requirements.
- Resolve site-level issues and coordinate with contractors for timely completion.
1. Quality Control
- Ensure construction work complies with approved specifications and quality standards.
- Coordinate with the QA/QC team for inspections and testing.
- Identify quality issues and ensure timely corrective measures.
- Ensure proper documentation of quality inspections and approvals.
1. Cost & Budget Control
- Monitor project expenditure against the approved budget.
- Coordinate with Estimation, Purchase, and Accounts teams for cost control.
- Identify potential cost overruns and implement corrective measures.
- Support value engineering and cost optimization initiatives.
1. Material & Resource Management
- Coordinate with the Purchase and Store Departments to ensure timely availability of materials.
- Monitor material consumption and minimize wastage.
- Ensure proper utilization of manpower, machinery, tools, and other resources.
- Plan resources according to project requirements.
1. Consultant Coordination
- Coordinate with architects, structural consultants, MEP consultants, PMC, and other project consultants.
- Resolve technical and design-related issues in coordination with consultants.
- Ensure timely receipt and implementation of revised drawings and approvals.
1. Safety Management
- Ensure compliance with all site safety policies and statutory requirements.
- Coordinate with the Safety Officer to maintain a secure working environment.
- Ensure contractors and workers follow appropriate safety procedures and PPE requirements.
- Take immediate action on unsafe practices or conditions.
1. Project Monitoring & MIS
- Prepare daily, weekly, and monthly project progress reports.
- Track project milestones, delays, manpower, material requirements, and productivity.
- Conduct regular project review meetings.
- Present project status and key issues to senior management.
1. Documentation & Compliance
- Ensure proper maintenance of project records, drawings, approvals, work orders, and site documentation.
- Ensure compliance with approved plans, statutory requirements, and company policies.
- Maintain records of project correspondence, inspections, and approvals.
1. Team Management
- Lead and supervise the project team, including engineers, supervisors, safety personnel, and other site staff.
- Delegate responsibilities effectively and monitor team performance.
- Conduct regular coordination meetings with the project team.
- Develop a culture of accountability, discipline, and timely execution.
1. Handover & Project Closure
- Ensure completion of construction activities as per approved specifications.
- Coordinate snagging and rectification works.
- Ensure testing, commissioning, documentation, and final inspections are completed.
- Coordinate project handover and closure activities.

Qualification
- B.E./B.Tech in Civil Engineering
Experience
- 10+years of experience in real estate/construction project management.
- Experience in residential high-rise, commercial, or large-scale real estate projects preferred.
- Experience in handling multiple contractors and large project teams will be an advantage.

Preferred Candidate Profile A result-oriented Civil Engineer with strong project execution and leadership experience, capable of independently managing large-scale real estate projects while ensuring timely delivery, quality, cost control, safety, and effective coordination among contractors, consultants, engineers, and internal departments.
