Job Title - Manager - Land & Legal

Location - Gajendragad, Gadag

Reporting Line: Lead – Legal Documentation, Permits and Approvals

Department: Land Acquisition and Development

Job Purpose:

The incumbent will be responsible for managing all legal documentation, permits, and compliance related to land acquisition and project approvals. This includes conducting TSR documentation, drafting deeds, securing NOCs, managing rights acquisition, resolving disputes, and mitigating risks to ensuresmooth project execution within timelines.

Key Responsibilities:

- Document Procurement, Filing & Due Diligence
- Procure documents from land aggregators and government officers.
- Conduct thorough due diligence on land ownership, title verification, andencumbrances (TSR documentation).
- Ensure timely execution of sale deeds, lease agreements, and other land-related documents.
- Coordinate with the Revenue department for land mutation, tax certificates, andverification.

a) Objectives: Zero disputed cases; clear title verification.

b) Measures: Accuracy of due diligence; number of parcels with clear title.

- Legal & Compliance Management
- Draft, review, and execute legal documents (NDAs, Agreements to Sell, LeaseAgreements, Power of Attorney, Pathway, MOUs, Deeds).
- Ensure compliance with the Land Reforms Act, the Land Revenue Act, and relevantstatutes.
- Obtain approvals for non-agricultural conversion.
- Coordinate with legal consultants and government agencies for disputeresolution.
- Track and monitor legal proceedings, respond to notices, manage litigations, and represent the company if required.
- a) Objectives: Ensure legal compliance and minimize disputes.
- b) Measures: Accuracy of documents; number of pending litigation cases.
- Permits, NOCs & Approvals

- Prepare and submit documentation for Developer Permission/TransferPermission applications and commissioning.
- File applications for connectivity agreements, PPAs, and SLDC commissioning.




- Secure approvals from GETCO R&C;, GETCO Projects, and GETCO Engineeringdepartments.
- Obtain NOCs from Gram Panchayats, Forest Departments, Pollution ControlBoards, AAI, MOD, MNRE, and ensure adherence to GEDA/KREDL regulations.
- a) Objectives: Timely approvals and permits.
- b) Measures: % of approvals obtained within planned timelines.
- Rights Acquisition & Risk Management

- Secure rights of way (ROW) and pathway access for project infrastructure.
- Liaise with landowners, communities, and government authorities for rightsacquisition.
- Identify potential risks and mitigate proactively.
- Mediate conflicts between stakeholders to minimize delays.

a) Objectives: Guarantee uninterrupted project execution.

- b) Measures: % of rights acquired without disputes; reduction in escalated cases.
- Coordination with Internal Teams

- Work with project teams to ensure the timely availability of land and permits.
- Coordinate with finance teams for payment processing.
- Support BD teams in identifying recent land parcels and expansionopportunities.

- a) Objectives: Reduce project delays due to land/permit issues.
- b) Measures: % of land and permits secured before construction deadlines.
- Documentation & Reporting

- Maintain a repository of all land-related agreements, permits, approvals, andlitigation records
- Prepare monthly reports on acquisition progress, pending approvals, and legalissues.

- Track statutory changes and recommend necessary actions.
- a) Objectives: Maintain transparency and compliance.
- b) Measures: Timeliness and accuracy of reports; number of missed compliance deadlines.

Skills & Qualifications:

- Qualification: Graduation in any stream; LLB preferred
- Relevant experience in land acquisition, permits, and legal documentation forrenewable projects
- Knowledge: Local laws related to land acquisition, permits, and renewableenergy regulations
- ICT Skills: MS Office
- Other Skills: Strong negotiation, communication, and interpersonal skills
- Abilities: Critical thinking and a proactive approach
- Languages: English, Hindi, and local language proficiency
