Job Title: Quantity Surveyor (Cost Estimation)/Proposals & Contracts Associate (Retail Fit-Out) Department: Pre-Contracts & Commercial Location: DLF Phase 4, Gurgaon Reports To: Founder / Senior Management Experience: 1–3 years Education: Graduate/Diploma (Commerce/Engineering/Interior Design preferred) Joining: Immediate (Preferred) --- Job Summary The Proposals & Contracts Associate will lead tender submissions, cost estimations, and client negotiations for Sparrow Shopfits’ retail fit-out projects. The role requires expertise in BOQ analysis, rate card preparation, and contract finalization, with a strong grasp of interior fit-out materials, labour rates, and commercial terms. --- Key Responsibilities 1.

Proposal Development

- Prepare PMC, design fee, and fit-out proposals for clients (Tata, Reliance, D2C brands).
- Analyse BOQs and project specifications to ensure competitive pricing.
- Costing & Rate Negotiation:
- Conduct rate analysis for materials (MDF, acrylic, lighting) and labour.




- Negotiate additional items/variations with clients and vendors. 3.

Contract Management

- Draft and review contracts, LOIs, and SLA documents.
- Maintain standard rate cards and update with market trends. 4.

Tendering

- Submit bids on platforms like TenderNed, CPP Portal.
- Coordinate with design teams for technical inputs. 5.

Site Collaboration

- Validate cost assumptions through site visits and audits. --- Skills &

Competencies - Analytical Skills: Advanced Excel (PivotTables, VLOOKUP), ERP systems.

- Commercial Acumen: Ability to negotiate rates without compromising margins.
- Technical Knowledge: Familiarity with interior fit-out materials, CPWD/ACI rates.
- Software: Tender platforms, AutoCAD (basic), project management tools. --- Salary &
