About the Role
We are looking for an experienced and strategic Head – Contracts to lead the organization’s contracts, procurement, and commercial functions across real estate projects. The role will be responsible for developing procurement strategies, managing high-value contracts, vendor relationships, commercial negotiations, cost optimization, and ensuring timely availability of materials and services.
The ideal candidate should have strong experience in real estate / construction procurement and contracts , with a proven track record of managing large-value packages and driving commercial efficiencies across multiple projects.
Key Responsibilities
1. Procurement Strategy & Planning
- Develop and implement procurement strategies aligned with project budgets, timelines, and business objectives.
- Lead centralized and project-level procurement for construction materials, services, consultants, and subcontracting packages.
- Prepare procurement plans and ensure timely procurement as per project schedules.
- Identify opportunities for cost optimization, standardization, and value engineering.
2. Contracts Management
- Lead the complete lifecycle of contracts, including tendering, negotiation, award, execution, amendments, renewals, and closure.
- Review and finalize commercial terms, work orders, LOIs, POs, and agreements.
- Establish robust contractual frameworks to minimize commercial and legal risks.
- Monitor contractual compliance, variations, claims, extensions, and dispute resolution.
3. Vendor & Contractor Management
- Develop and maintain a strong database of reliable vendors, contractors, suppliers, and subcontractors.
- Lead vendor empanelment, pre-qualification, evaluation, and performance assessment.
- Negotiate commercial terms, payment conditions, warranties, guarantees, and delivery schedules.
- Build long-term strategic relationships with key suppliers and contractors.
4. Cost Management & Commercial Negotiation
- Drive cost savings through competitive bidding, strategic negotiations, benchmarking, and bulk procurement.
- Conduct market intelligence and price benchmarking for key construction materials and services.
- Review project BOQs, estimates, rate analysis, and commercial proposals.
- Monitor procurement spend against approved budgets and identify cost deviations.
5. Tendering & Bid Management
- Lead the complete tendering process from scope finalization and RFP issuance to commercial evaluation and award.
- Ensure transparent and competitive bidding processes.
- Coordinate with Projects, Planning, Design, Finance, Legal, and Management teams for tender decisions.
- Establish appropriate approval mechanisms and commercial governance.
6. Supply Chain & Project Coordination
- Ensure timely procurement and delivery of critical materials and services to project sites.
- Monitor long-lead items and proactively address supply risks.
- Coordinate closely with project teams to align procurement with construction milestones.
- Resolve vendor and contractor issues impacting project execution.
7. Governance & Process Excellence
- Establish and continuously improve SOPs, procurement policies, approval matrices, and commercial controls.
- Implement systems for procurement tracking, vendor performance, contract management, and MIS.
- Ensure compliance with organizational policies, budgets, and delegated authority.
- Drive transparency, accountability, and process discipline across the function.
8. Team Leadership
- Lead, mentor, and develop the Contracts & Purchase team across corporate and project locations.
- Define KRAs, performance metrics, and functional targets.
- Build a high-performing team with strong commercial and negotiation capabilities.
Candidate Profile
- Qualification: B.E./B.Tech in Civil/Mechanical preferred; MBA/PGDM in Supply Chain, Procurement or Commercial Management will be an advantage.
- Experience: 18–25 years of relevant experience, preferably in real estate development / construction .
- Solid experience in managing large-value construction contracts and procurement portfolios .
- Excellent commercial negotiation and vendor management skills.
- Strong understanding of construction materials, subcontracting, BOQs, rate analysis, and contractual terms.
- Experience in handling multiple projects and large procurement teams.
- Strong analytical, decision-making, stakeholder management, and leadership capabilities.
- High level of integrity, ownership, and commercial acumen.
