We are looking for a highly experienced Senior Legal Manager to oversee and manage all land/legal matters and statutory approvals for Industrial / Infrastructure projects across

India. The ideal candidate should have strong expertise in real estate laws, land documentation, legal compliance, and regulatory approvals. The role requires complete end to end land identification, searching, validation, registration, statutory applications /

approval.

Key Responsibilities

A. Land & Legal Matters

 Identify suitable land partners in various states, suitable for the particular project to be undertaken. Address legal queries from buyers and provide satisfactory responses on land ownership, title, and other related matters.

 Oversee and coordinate the registration of plots, including drafting sale deeds, site plans, stamp duty verification, and liaison with sub-registrar offices.

 Handle all mutation, conversion, and land use change matters with government authorities.

 Track, follow up, and ensure closure of all pending land-related legal disputes and litigations.

 Maintain proper documentation and compliance records for all land-related transactions.

B. Statutory & Approval Matters

 Apply for and secure necessary approvals from various government departments,

including:

o Panchayat, Zila Parishad, and Local Development Authorities (for land and project approvals)

 Stay updated on real estate laws, township development regulations,



and statutory procedures related to land approvals, conversion, mutation, and allotment of utilities.

 Liaise with government bodies, regulatory agencies, and legal consultants to ensure smooth execution of statutory processes.

 Proactively resolve any legal roadblocks or compliance issues that may impact project progress.

Required Skills & Attributes

 Robust knowledge of Indian real estate laws, land acquisition rules, RERA regulations, and government approval procedures.

 Hands-on experience in dealing with land records, legal documentation, and property registrations.

 Excellent coordination skills to handle multiple government departments and agencies.

 Ability to manage legal disputes, court cases, and settlements efficiently.

 Strong drafting and negotiation skills for contracts, sale deeds, and compliance documentation.

 Proficiency in legal research and understanding of relevant municipal, state, and central laws.

Qualifications & Experience

 LL.B. with specialization in real estate/property law.

 10+ years of experience in land acquit ion and handling legal matters for large projects.

 Proven experience in land due diligence, registrations, statutory approvals, and compliance with real estate regulations.

 Strong experience in coordinating with government authorities, legal consultants,

and regulatory agencies.
