Position Goals & Objectives:

- Managing Technical & Soft Services operations for Multiple Sites
- Provide support in all trades and services to effectively maintain various buildings and continually reduce defects
- Increase operational effectiveness and efficiency of buildings and infrastructure in terms of Energy Efficiency Along with Equipment Reliability

- Manage portfolio facilities partners dedicated to your portfolio
- Maintain Portfolio’s SLA’s
- Training of technical & Soft Services team along with Team management

Key Roles & Responsibilities:

- Create & Maintain the asset register of all equipment on Site & Adherence to all city Tagged Sites
- Plan and manage the budgets for Engineering & Operational Along with Soft Services
- Prepare and ensure adherence of planned preventive maintenance schedules for all critical equipment
- Monitor & evaluate M&E; vendor for services, statutory compliance.
- Prepare the job descriptions of all technical staff and Soft Services team, support them in their day today functions.
- Develop the standard operating procedures for all critical equipment & Activities
- Provide specialist advice to the technical team as and when required.
- Carry out Technical Audits for all installations at periodical intervals;

- Ability to Handle a team of Engineers/Assistant Operations manager Along with Support Staff of Electricians/Plumbers/MST’s/Dg operators/Soft Services Cleaners




- Manage & Maintain all the critical Equipment’s like VCB/CTPT/Transformer/ACB/HVAC Equipment’s/UPS/Fire Fighting Plant/STP/WT
- Review stock levels of the required inventory of spares on site.

- Ensure Proper Work with the facility management partner to ensure all soft services such as facility upkeep maintenance of security and Housekeeping
- Prioritize daily facility issues and effectively delegate responsibilities
- Daily oversight of facilities budgets and spending
- Project-manage portfolio large-scale maintenance projects
- Negotiate and maintaining facilities service contracts including MEP, Janitorial, Pest control and F&B;
- Solve escalated maintenance requests submitted via ticketing system
- Drive SLAs to 95%
- Manage assignees/staff performance
- Identify and act on Facilities’ categories with recurring SLAs below 75%
- Facilitate the purchase of emergency items
- Meet KPI targets within the portfolio set by Facilities & Operations Head India.
- Participate in building opening Hand Over and Punch List completion

Skills & Qualification Required

- 8 plus years’ experience in overseeing the maintenance function for multiple locations
- Experience managing multiple vendor partners and buildings across the cities
- Solid working knowledge of commercial MEP systems, specifically HVAC, plumbing, fire and life safety systems and electrical distribution network
- Experience in HVAC systems a plus - Excellent communication skills across multiple staffing levels
- Demonstrated ability to source vendors, equipment and materials
- The ability to build relationships and work cross functionally in a high paced environment
