Reporting to: Managing Director / Directors
Role Purpose The Chief Projects shall be accountable for the full life-cycle delivery of real-estate development projects from conceptualisation through handover and close-out, ensuring schedule, cost, quality, safety and regulatory compliance goals are met. The role will set the execution agenda, build high-performing project teams, optimise processes, and align with the strategic growth and value-creation agenda of the company.
Key Responsibilities
1. Strategic & Leadership
- Develop and drive the project execution strategy aligned with the company’s overall business strategy and growth roadmap.
- Lead the projects organisation, instil a culture of excellence in execution, accountability, cost control, and risk management.
- Establish benchmarks, key performance indicators (KPIs) (e.g., project margin, schedule adherence, quality defects, safety incident rate) and monitor performance across the portfolio.
- Provide periodic updates to senior management / board on project status, key issues, mitigation plans, and value‐add opportunities.
2. Portfolio & Programme Management
- Oversee multiple projects (residential / commercial / mixed use) simultaneously: from land acquisition hand-over, Design & Engineering, Approvals, Construction, Delivery & Handover.
- Prioritise resource allocation (financial, manpower, equipment) across projects to ensure optimal utilisation and risk balance.
- Lead project review meetings (steering committees) to ensure milestones are achieved and corrective action is taken where required.
- Value engineering and cost optimisation: identify opportunities to improve margins, reduce re-work, streamline procurement.
3. Technical & Construction Execution
- Ensure that design, engineering, procurement, construction and commissioning activities are executed to schedule, cost, quality and safety.
- Oversee civil, structural, MEP (mechanical, electrical & plumbing), façade, finishes, external works, infrastructure, utilities and handover.
- Ensure robust interface management among consultants (architects, structural engineers, MEP engineers), contractors, site teams, vendors.
- Monitor construction productivity, quality benchmarks, material usage, equipment deployment and manage change orders, contract variations and claims.
4. Financial & Risk Management
- Prepare and control project budgets, cash‐flow forecasts, cost control mechanisms, track actuals vs budget and recommend corrective action.
- Manage procurement strategy, vendor selection and contracting, negotiate major contracts and frame commercial terms favorable to the company.
- Identify project risks (technical, statutory, legal, safety, schedule, cost) and implement mitigation plans proactively.
- Ensure timely and accurate reporting of project status, cost variances, schedule slippages and quality deviations to the leadership.
5. Stakeholder Management & Compliance
- Liaise with statutory/ government authorities (for building permissions, environmental clearance, RERA registrations, local municipal bodies) and ensure full regulatory compliance.
- Act as the key internal stakeholder interface (land & liaison, design, sales & marketing, finance, legal, customer-care) to ensure smooth project execution.
- Interface with external stakeholders—contractors, consultants,
vendors, investors, joint‐venture partners—for timely and successful deliverables.
- Ensure adherence to safety protocols (OHSAS/ISO standards), environmental standards (green building / sustainability norms), and quality assurance norms.
Deliverables & Success Metrics
- Projects delivered on or before schedule, within budget and meeting defined quality & safety standards.
- Improvement in margin, reduction in construction cost overruns, re-works and defects.
- Effective risk mitigation: minimal major schedule slippages, claims, quality failures.
- High stakeholder (internal & external) satisfaction including sales handover, customer care, vendor relationships.
- Development of capable project leadership team and healthy culture of execution excellence.
Working Conditions & Location
- Based in Mumbai (or MMR); will involve travel to multiple project sites across the region.
- Rapid‐paced environment, with multiple concurrent projects and deadlines.
- Requires strong on‐site presence as well as board-level communication.
Requirements
Qualifications & Experience
- Bachelor’s degree in Civil Engineering / Construction Management
- Minimum 15-20 years of progressive experience in real estate / construction project management; ideally 20+ years covering major mixed-use/mega developments.
- Proven track-record of delivering large-scale projects (residential, commercial, mixed‐use) in Mumbai/India with strong cost, schedule and quality outcomes.
- Strong knowledge of statutory/regulatory environment in MMR (Maharashtra) (e.g., MCGM approvals, MHADA, RERA etc).
- In‐depth understanding of construction methodology, technology, vendor management, productivity improvement and value engineering.
