1. Manage daily technical operations, including electrical, mechanical, plumbing, HVAC, fire & life safety systems, and civil maintenance.
2. Monitor preventive and breakdown maintenance activities to ensure timely completion.
3. Conduct routine inspections of common areas, plant rooms, terraces, basements, and civil infrastructure.
4. Coordinate with vendors and contractors for maintenance, repairs, and AMC activities.
5. Ensure smooth operation of utilities such as DG sets, STP, WTP, pumps, lifts, and HVAC systems.
6. Supervise civil maintenance works, including masonry, painting, waterproofing, flooring, and structural repairs.
7. Ensure compliance with safety standards, statutory regulations, and company SOPs.
8. Monitor energy and water consumption and recommend conservation measures.
9. Attend complaints raised by occupants and ensure timely resolution.
10. Maintain maintenance records, checklists, logs, and asset registers.
11. Support emergency response during equipment failures, fire alarms, water leakages, power failures, and other incidents.
12. Coordinate with housekeeping, security, and engineering teams for seamless facility operations.
13. Prepare daily, weekly, and monthly technical reports for management.
