To plan, coordinate, execute, monitor, and successfully complete commercial interior projects by managing client requirements, design coordination, procurement, manpower, vendors, site execution, budgets, timelines, quality, safety, and final handover.
Key Responsibilities
1. Project Planning
- Understand project scope, drawings, BOQ, specifications, and client requirements.
- Prepare detailed project execution plans and timelines.
- Establish milestones for civil, electrical, HVAC, plumbing, carpentry, furniture, painting, etc.
- Allocate manpower, materials, vendors, and resources.
2. Site Execution & Management
- Take complete responsibility for day-to-day site execution.
- Coordinate with site engineers, supervisors, contractors, carpenters, electricians, and other agencies.
- Ensure work is executed according to approved drawings and specifications.
- Monitor daily progress and resolve site-level issues.
3. Client Coordination
- Act as the primary point of contact between the company and client.
- Conduct regular site meetings and project review meetings.
- Understand changes and additional requirements from the client.
- Obtain approvals for drawings, materials, samples, and finishes.
- Maintain robust professional relationships with clients.
4. Design & Technical Coordination
- Coordinate with architects, interior designers, MEP consultants, and structural consultants.
- Review drawings before execution.
- Identify design conflicts, discrepancies, and site constraints.
- Coordinate revisions and ensure the latest approved drawings are implemented.
5. Procurement & Material Management
- Prepare material requirements based on project schedules.
- Coordinate with the purchase/procurement team.
- Track material orders, deliveries, and availability at site.
- Ensure materials meet approved specifications and quality standards.
- Minimize material wastage and unnecessary purchases.
6. Vendor & Contractor Management
- Appoint and coordinate contractors and subcontractors.
- Negotiate work schedules and coordinate deployment of manpower.
- Monitor contractor performance and productivity.
- Verify measurements and work completion before processing payments.
7. Cost & Budget Control
- Monitor project costs against the approved BOQ/budget.
- Control wastage, rework, and unnecessary expenses.
- Track variations and additional work.
- Prepare and maintain records of extra items and client-approved changes.
- Coordinate with accounts/commercial teams for billing and payment certification.
8. Quality Control
- Ensure workmanship meets company and client standards.
- Conduct regular quality inspections.
- Check dimensions, finishes, materials, installations, and workmanship.
- Identify defects and ensure timely rectification.
- Maintain snag/punch lists until completion.
9. Timeline & Progress Monitoring
- Track project progress against the baseline schedule.
- Identify delays and their causes.
- Develop recovery plans whenever the project falls behind schedule.
- Coordinate multiple activities to prevent dependency-related delays.
10. Safety Management
- Ensure contractors follow site safety procedures.
- Monitor PPE, housekeeping, electrical safety, work-at-height safety, and fire safety.
- Report and address unsafe practices immediately.
11. Documentation & Reporting
- Maintain project documentation, drawings, BOQs, approvals, work orders, and site records.
- Prepare daily/weekly/monthly progress reports.
- Maintain MOMs (Minutes of Meeting).
- Track RFIs, approvals, material submissions, variations, and snags.
- Maintain project completion and handover documentation.
12. Project Handover
- Conduct final inspection with the client.
- Prepare and close the snag/punch list.
- Coordinate testing and commissioning where applicable.
- Ensure as-built drawings and required documents are submitted.
- Obtain client handover/sign-off.
- Coordinate final billing and project closure.
