Role Overview

The General Manager Operations will be responsible for leading end-to-end project execution and overall operations, ensuring timely delivery, cost efficiency, quality, client satisfaction, team productivity, and business profitability.

The role requires a highly experienced professional with strong exposure to Grade A commercial buildings and large-scale office interior projects, along with proven experience in managing multiple projects, Project Managers, site teams, clients, vendors, and cross-functional stakeholders.

Roles & Responsibilities

1. Project Planning & Execution

- Lead end-to-end execution of commercial office interior projects from project initiation to final handover.
- Ensure projects are delivered on or before committed timelines.
- Monitor project milestones, schedules, progress, and critical activities.
- Review project progress regularly and take proactive corrective actions to address delays and bottlenecks.
- Develop and implement operational strategies to improve project execution and overall business efficiency.
- Ensure effective coordination between Projects, Design, Procurement, Estimation, Finance, and other support functions.

2. Operations Management

- Manage overall project operations across multiple projects and locations.
- Establish strong operational processes and ensure consistent implementation across project teams.
- Monitor project performance, productivity, resource utilization, and operational efficiency.
- Identify operational gaps and implement appropriate solutions.
- Drive accountability, ownership, and timely decision-making across the operations function.

3. Budget & Cost Management

- Monitor project budgets and overall project financial performance.
- Review and approve BOQs in line with approved project budgets and requirements.
- Monitor Budget vs. Actual expenditure and take corrective action wherever required.
- Ensure project execution remains aligned with planned gross margins.
- Identify and control cost leakages, wastage, unnecessary expenses, and commercial risks.
- Drive cost optimization without compromising project quality or timelines.

4. R-Dash & Process Implementation





- Ensure effective and complete utilization of R-Dash across project operations.
- Ensure R-Dash is properly used for project planning, procurement approvals, documentation, DPR monitoring, progress tracking, and project closure.
- Ensure project teams maintain accurate and timely system updates.
- Drive process discipline and compliance across all operational functions.
- Continuously review and improve operational processes and systems.

5. Team Leadership & People Management

- Lead and manage Project Managers, site teams, and supporting departments.
- Set clear expectations and ensure accountability across the operations team.
- Monitor team productivity, workload, and resource utilization.
- Conduct regular project and performance reviews with Project Managers.
- Coach and develop Project Managers to improve their project execution and leadership capabilities.
- Build a high-performing and ownership-driven operations team.
- Address performance gaps and operational issues in a timely manner.

6. Vendor & Supply Chain Management

- Coordinate with the Procurement team for timely vendor selection and material availability.
- Monitor vendor performance, quality, pricing, and delivery commitments.
- Ensure timely availability of materials at project sites.
- Resolve vendor and supply-chain issues that may impact project execution.
- Support development of a reliable and performance-driven vendor network.

7. Quality, Safety & Compliance

- Ensure all projects comply with defined quality standards, specifications, safety guidelines, and statutory requirements.
- Drive reduction in project snags, rework, material wastage, and quality-related issues.
- Ensure timely inspection and closure of quality observations.
- Promote a strong culture of safety and compliance across all project sites.




- Ensure project teams maintain the required documentation and compliance standards.

8. Client & Stakeholder Management

- Build and maintain robust relationships with clients, consultants, PMCs, architects, and other key stakeholders.
- Ensure smooth communication and coordination throughout project execution.
- Personally manage critical client issues and escalations.
- Ensure timely resolution of client concerns.
- Maintain high levels of client satisfaction and strengthen relationships for repeat business and referrals.
- Minimize unnecessary escalation of operational matters to senior management.

9. Project Closure & Post-Handover Support

- Ensure timely and smooth project handover and closure.
- Ensure all project closure documentation is completed accurately.
- Coordinate with relevant teams during the Defect Liability Period (DLP).
- Ensure timely resolution of post-handover defects and maintenance requirements.
- Maintain proper handover between project execution and post-handover support teams.

10. Billing & Cash Flow Management

- Ensure timely submission of project bills in coordination with the Finance and Project teams.
- Monitor billing against project progress and contractual milestones.
- Coordinate with Finance for timely collection and recovery.
- Reduce dependency on cash purchases at project sites.
- Identify and control financial leakages and unauthorized expenses.
- Ensure project execution and commercial activities remain aligned with cash-flow requirements.

Candidate Requirements

- Minimum 12 years of relevant experience, preferably 15+ years.
- Strong experience in commercial office interiors / interior fit-out / project execution.
- Must have experience working on Grade A commercial buildings.
- Must have independently executed 100,000+ sq. ft. of office interiors in a single project.
- Must have cumulatively delivered 20+ lakh sq. ft. of office interiors.
- Proven experience in managing multiple large-scale projects and Project Managers.
- B.Tech mandatory, preferably from a Tier 1 or Tier 2 college/institute.
- Master’s qualification from NICMAR / RICS is preferred.
- Candidates should demonstrate stable career progression.
