The Senior Project Manager Real Estate Development will be responsible for directing end-to-end real estate developments from project inception through completion. The role requires strong strategic and operational leadership to establish project milestones, enforce schedules, eliminate operational bottlenecks, and ensure effective coordination between internal business units, external consultants, contractors, government agencies, and regulatory bodies.

The candidate will be responsible for ensuring projects are delivered efficiently, within approved timelines and budgets, and in accordance with required quality standards.

Key Responsibilities

1. Project Planning & Site Execution

- Direct site operations, contractors, and vendors to ensure project milestones are delivered on time, within budget, and to required quality standards.
- Oversee the end-to-end execution of residential developments, including:
- Villas
- High-rise apartments
- Associated infrastructure projects

- Establish critical project milestones, master delivery schedules, and detailed micro-schedules.
- Conduct periodic timeline reviews to evaluate project KPIs, track task dependencies, and monitor overall progress.
- Identify operational bottlenecks at an early stage and provide solution-oriented recommendations to executive management.
- Ensure timely corrective actions are taken to prevent project delays and disruptions.
- 2. Reporting, Financial & Resource Management

- Develop, compile, and present comprehensive Monthly MIS Reports to executive leadership.
- Report on:
- Overall project progress
- Milestone achievements
- Project risks
- Operational performance
- Key project issues

- Formulate quarterly financial projections.




- Review and audit project billing.
- Monitor cash flow approvals and project-related financial requirements.
- Optimize allocation of:

- Labour
- Equipment

- Implement effective risk management strategies to minimize:

- Budget overruns
- Design scope changes
- Project disruptions
- Operational delays

3. Stakeholder Coordination & Regulatory Approvals

- Coordinate with internal Legal and Liaison departments to secure necessary government consents, statutory approvals, and regulatory clearances.
- Act as the central point of contact between:

- Site teams
- External consultants
- Legal advisors
- Internal departments
- Corporate management

- Coordinate cross-functional workflows between:

- Legal
- Architectural Design
- Liaison
- Construction
- Project Management

- Ensure effective communication and coordination to maintain project momentum.

Qualifications & Requirements

Education

- Bachelor's or Master's Degree in:

- Civil Engineering
- Construction Management
- Related field

- Qualifications from NICMAR or RICS will be strongly preferred.

Experience

- 10–15 years of proven project management experience is required.
- Experience must be within the Real Estate & Construction sector.
- Proven experience in managing:





- Residential developments
- Villa projects
- Apartment projects
- High-rise developments
- Infrastructure projects
