Role Purpose -

The MEP Lead will be responsible for leading the design, planning, coordination, execution, testing, and commissioning of all Mechanical, Electrical, Plumbing, Fire Fighting, HVAC, and ELV systems for real estate projects. The role will drive MEP design management, value engineering, cost optimization, cross-functional coordination, quality assurance, and timely project delivery while ensuring compliance with statutory requirements and industry standards.

Key Responsibilities -

1. MEP Design Management -

- Lead and review MEP design development from concept to construction stage.
- Coordinate with Architects, Structural Consultants, Design Consultants, and Project Teams for integrated building services design.
- Review design drawings, calculations, technical specifications, and BOQs.
- Ensure designs comply with applicable codes, regulations, sustainability requirements, and project objectives.
- Identify design gaps, constructability issues, and recommend practical solutions.
- Drive design optimization and standardization across projects.

2. MEP Coordination -

Ensure seamless coordination between MEP, Architectural, Structural, Interior, and Landscape works.
- Conduct interdisciplinary coordination meetings and resolve technical clashes.
- Review shop drawings and ensure site execution aligns with approved designs.
- Facilitate timely approvals from consultants and stakeholders.

3. Value Engineering & Cost Optimization -

- Identify and implement value engineering initiatives during design and execution stages.
- Recommend alternative materials, systems, and technologies for cost and operational efficiency.
- Optimize life-cycle costs while maintaining quality and functionality.
- Support procurement teams with technical evaluations and vendor selection.

4. Project Execution & Monitoring -

- Oversee execution of all MEP works as per approved drawings, specifications, budgets, and timelines.
- Monitor project progress, productivity,



and resource deployment.
- Ensure timely availability of materials, equipment, and manpower.
- Review and certify contractor progress and work quality.

5. Quality Assurance & Technical Compliance -

- Ensure all installations meet project specifications and quality standards.
- Conduct periodic inspections, audits, and technical reviews.
- Monitor testing and commissioning activities for all MEP systems.
- Ensure compliance with NBC, IS Codes, Fire NOC requirements, Electrical Inspectorate norms, and other statutory regulations.

6. Contractor & Consultant Management -

- Manage MEP consultants, contractors, and vendors.
- Review contractor bills, variation claims, and technical submissions.
- Monitor contractor performance against contractual commitments.
- Resolve technical and commercial issues during project execution.

7. Testing, Commissioning & Handover -

- Lead testing, commissioning, and performance validation of all MEP systems.
- Ensure smooth handover to operations and facility management teams.
- Oversee defect rectification and closure of snag points.
- Maintain project documentation, O&M; manuals, and as-built drawings.

8. Safety & Statutory Compliance -

- Ensure adherence to all safety standards and company policies.
- Coordinate approvals and inspections with statutory authorities.
- Support implementation of sustainable and energy-effective building solutions.

Candidate Qualifications -

- B.E./B.Tech in Mechanical or Electrical Engineering.

- Additional certifications in MEP, HVAC, Project Management, BIM, or Building Services preferred.

- 20+ years of experience in MEP Design, Coordination, and Execution within the real estate industry.

- Experience in high-rise residential, commercial, mixed-use, township, or redevelopment projects.
