About the Role

We are looking for an experienced Execution Head to lead the Mumbai Execution Department and manage multiple luxury residential turnkey interior projects. The role will be responsible for end-to-end project delivery, billing, estimation, execution, quality, cost control, snagging, desnagging, and final handover.

Key Responsibilities

1. Execution & Project Management

- Lead and manage the complete Mumbai Execution Department.
- Oversee multiple luxury residential projects from design handover to final client handover.
- Prepare and monitor project schedules, milestones, manpower, and resources.
- Ensure projects are delivered within approved timelines, budgets, scope, and quality standards.

2. Estimation, Billing & Cost Control

- Review BOQs, drawings, specifications, estimates, and project budgets before execution.
- Manage project estimation, quantity calculations, costing, and variation/additional work estimates.
- Monitor project billing, contractor bills, client billing, measurements, and certifications in coordination with Accounts.
- Monitor project costs and identify potential cost overruns.

3. Team & Contractor Management

- Manage Project Managers, Site Engineers, Supervisors, contractors, and vendors.
- Manage contractor performance, manpower deployment, rates, and commercial negotiations.
- Coordinate with Design, Purchase, Accounts, Sales, and Billing teams.
- Ensure effective team productivity and resource utilization.

Site Execution & Quality

- Monitor civil, MEP, carpentry, modular furniture, false ceiling, flooring, painting, lighting, and finishing works.
- Ensure execution is carried out as per approved drawings, BOQs, and specifications.
- Conduct regular site inspections and quality checks.
- Minimize rework, material wastage, and execution errors.
- Identify project risks, delays, and quality issues and take corrective action.

5. Snagging, Desnagging & Handover

- Manage snagging and desnagging activities and ensure timely closure of all defects.
- Conduct pre-handover inspections and ensure projects are ready for client handover.
- Ensure completion of handover documents, warranties, final measurements, and closing documentation.
- Ensure smooth and timely final project handover.

6. Client Management & Reporting

- Handle client escalations related to execution, quality, billing, and timelines.
- Maintain effective communication with clients throughout project execution.
- Prepare regular MIS and project performance reports for management.
- Monitor project progress, profitability, quality, and overall delivery performance.

Required Experience & Qualifications

- Bachelor’s Degree or Diploma in Civil Engineering, Interior Design, Architecture, Construction Management, or a related field.
- 10–15 years of experience in interior execution/project management.
- 5+ years of experience in a senior execution leadership role preferred.
- Strong experience in luxury residential turnkey interiors.
- Robust knowledge of execution, estimation, billing, BOQ, costing, civil, MEP, carpentry, modular furniture, and finishing works.
- Proven experience managing multiple high-value projects and large execution teams.
- Strong contractor management, commercial negotiation, and client-handling skills.

Ideal Candidate

A hands-on execution leader capable of independently managing:

Estimation → Planning → Billing → Team → Contractors → Execution → Quality → Snagging → Desnagging → Cost Control → Client Coordination → Final Handover

Industry Experience Preferred

Experience with luxury interior companies, turnkey firms, premium developers, architecture/design firms, or construction/project management companies will be preferred.

Key Requirement

Strong hands-on experience in luxury residential interior execution in Mumbai, with complete ownership of project execution, estimation, billing, quality, snagging, desnagging, and final delivery.

Pay: ₹70,000.00 - ₹100,000.00 per month
