Position Overview

Selctum is looking for a highly experienced
Business Development Head – Pan India
to lead strategic
land sourcing, land acquisition, feasibility assessment, development opportunity identification and land monetisation initiatives
across key Indian real estate markets.

The ideal candidate will have strong exposure to the
real estate development ecosystem
, with an established network among
landowners, channel partners, consultants, brokers, developers, institutional stakeholders and HNI investors
.

This role requires a commercially astute leader who can identify high-potential land opportunities, conduct preliminary development feasibility, structure business proposals and convert strategic land opportunities into viable business transactions.

Key Responsibilities1.



Pan-India Land Sourcing & Acquisition
- Develop and execute a
Pan-India land sourcing strategy
aligned with the company's expansion plans.
- Identify and evaluate
strategic land parcels
for residential, commercial, mixed-use and other development opportunities.
- Build a robust pipeline through
direct landowner relationships, channel partners, property consultants, brokers, aggregators and institutional networks
.
- Establish and manage a structured
Land Acquisition & Opportunity Pipeline
.

2. Land Feasibility & Due Diligence
- Conduct preliminary
Technical, Commercial and Development Feasibility Studies
for identified land parcels.
- Evaluate:
- Location potential and micro-market dynamics
- Land title and ownership structure
- Development potential and permissible FSI/FAR
- Zoning and land-use regulations
- Access and road connectivity
- Infrastructure availability
- Marketability and absorption potential
- Development cost
