Role Overview Bhumi World is seeking a seasoned HR Head to lead the Human Resources function and drive a high-performance culture. The role requires strong expertise in KRA/KPI frameworks, especially tailored to real estate functions such as sales, channel partners, and site operations. Key Responsibilities 1. HR Strategy & Leadership • Align HR strategies with business growth, sales targets, and project timelines • Act as a strategic partner to leadership • Drive a performance-driven and accountable work culture 2. Performance Management (Core Focus Area) • Design and implement KRA & KPI frameworks across departments • Align individual and team KRAs with business objectives • Drive the complete performance cycle: goal setting, reviews, and appraisals • Monitor productivity, identify gaps, and implement PIPs 3. Real Estate–Specific KPI Implementation Develop and track KPIs across key business functions:



Sales Team KPIs • Lead-to-site visit conversion ratio • Site visit-to-booking conversion ratio • Monthly/quarterly sales targets vs achievement • Revenue generated per sales executive • Inventory movement / unit sales velocity Channel Partner / Broker KPIs • Active broker engagement ratio • Broker-wise sales contribution • Conversion ratio from channel partners • Repeat business from brokers • Current broker onboarding and activation rate Site & Operations KPIs • Footfall at project sites • Customer walk-in to closure ratio • TAT (Turnaround Time) for customer query resolution • Project staffing efficiency Marketing & Lead Generation KPIs • Cost per lead (CPL) • Lead quality score • Campaign-to-conversion ratio • Digital vs offline lead performance • Work closely with department heads to ensure KPI adoption and tracking • Build dashboards and reporting systems for leadership visibility 4.
