Role Description This is a full-time, on-site role for a Qs & Contracts professional based in Bengaluru. The role involves preparing and reviewing quantity estimates, bills of quantities, and cost plans for residential and commercial projects, ensuring accuracy and alignment with project specifications. The professional will draft, review, and administer contracts with vendors, subcontractors, and suppliers, monitor contract compliance, and support negotiation of commercial terms.

Day-to-day responsibilities include tracking project costs, managing variations, preparing rate analyses, supporting tendering and bid evaluations, and maintaining detailed documentation and reports. The role also requires close collaboration with project managers, site engineers,



and the procurement team to ensure timely execution, cost optimization, and adherence to Nambiar Builders’ quality and ethical standards.

Qualifications

- Strong skills in quantity surveying, including preparation of bills of quantities, rate analysis, and cost estimation.
- Experience ( 6 to 14 years ) in contracts management, including drafting, reviewing, administering, and monitoring construction contracts.
- Proficiency in using MS Excel and relevant QS or estimation software; ability to manage detailed data and reports.
- Solid understanding of construction practices, building materials, and project execution workflows.
- Ability to interpret architectural, structural, and MEP drawings and translate them into accurate quantities.
- Knowledge of tendering processes, bid evaluation, and vendor coordination in the real estate or construction sector.
- Strong analytical, numerical, and problem-solving skills with attention to detail and accuracy.
- Effective communication and collaboration skills to work with cross-functional teams and external stakeholders.
- Bachelor’s degree or diploma in Civil Engineering, Quantity Surveying, or a related field; relevant professional certifications are an advantage.
- Previous experience in real estate or property development projects in India, preferably in Bengaluru, is desirable.
