JOB PROFILE

- Qualification : Bachelor’s in engineering/Facilities/Construction/

Business (required). Preferred: MBA/PGDM (Operations/Project Management).

- Industry Type : Property Management / Real Estate / Facilities /

Hospitality (preferred).

- Overall Experience : 8-15 years
- Industry Experience : 8-12 years in PMO/Program/Projects

within property/facilities/real estate/industrial context : 3-5 years leading a PMO/PgMO or multi‑project

Team (fit‑out/retrofit/MEP/energy/safety projects)

- Technical Skills : MS Project/Smartsheet, Excel/Power BI, SharePoint/Confluence,

Jira/Azure DevOps (optional), CAFMS/Helpdesk familiarity

- Generic Skills : Leadership, Communication, Vendor/people management, Strategies
- Certification : PMP / PRINCE2 Practitioner, Scrum/Secure (for hybrid delivery)

ITIL (if helpdesk/service integration), ISO awareness (9001/14001/45001/50001), NEBOSH/IOSH exposure.

RESPONSIBILITIES/

PgMO Setup & Governance

· Establish PgMO framework: templates, stage gates, RACI, document control, versioning.

· Align project pipeline to AOP/CAM budgets, asset lifecycle plans, and tenant commitments.

· Define OKRs/KPIs and benefits realization (downtime reduction, energy savings, SLA improvements).

Planning & Delivery Control





· Build integrated master schedule; manage dependencies (shutdowns, permits, tenant windows).

· Weekly control cycle: progress review, forecast, critical path, exception management.

· Maintain RAID logs, change requests, decision registers, trigger escalations timely.

Financial & Procurement Interface

· Create/track cost baselines; manage variances; maintain EAC/ETC accuracy.

· Govern PR→PO→Invoice with evidence (measurement sheets, test certificates, photos, MoMs).

· Validate milestones for payments; enforce SLAs/LDs; maintain vendor performance scorecards.

Operations Integration (Property/FM)

· Synchronize projects with O&M;: PPM calendars, AMC schedules, spares, warranty management.

· Ensure helpdesk/CAFMS ties to project outcomes (reduced repeat tickets, improved TAT).

· Coordinate handovers: as‑built drawings, O&M; manuals, asset tagging, training, spares, warranties.

Compliance, Safety & ESG· Ensure statutory compliance and timely renewals; maintain an audit‑ready repository.

· Lead RCA/CAPA for incidents, SLA breaches, and audit NCs; track closure to due dates.

· Integrate ESG KPIs (energy/water/waste) and safety KPIs into project gates and benefits.

Reporting & Executive Cadence

· Publish milestone tracker, risk outlook, budget vs actuals, benefits.

· Narrative insights with actions/owners/dates; highlight penalty exposures and savings realized.

· Maintain transparency and predictability across all stakeholders.

People Leadership & Enablement

· Lead and mentor PMs/Coordinators; set KRAs; run daily/weekly huddles.

· Drive adoption of tools, SOPs, and documentation standards; run periodic training.

· Plan capacity and succession; manage vendor partner relationships
