Role Description The Investment Banking Associate will support transaction execution and advisory mandates within the education-focused real estate sector. This full time hybrid role is based in Gurugram. Day-to-day responsibilities include building and maintaining detailed financial models, acquiring new clients, performing valuations, and supporting due diligence for asset and portfolio transactions.

The Associate will prepare pitch books, investment memos,



and client presentations, and assist in structuring debt, equity, and sale-and-leaseback transactions. The role also involves market research, data analysis, and close coordination with senior team members to deliver high-quality advice and solutions to institutional clients and education operators.

Qualifications

- Strong Finance foundation with advanced Financial Modeling capabilities and robust Analytical Skills.
- Proficiency in Valuation techniques, including DCF, comparable company, and precedent transaction analysis.
- Experience conducting rigorous Due Diligence, including financial, commercial, and operational reviews.
- Excellent written and verbal communication skills, with the ability to present complex information clearly.
- High level of attention to detail, strong organizational skills, and the ability to manage multiple workstreams.
- MBA's from IIMs and other top 10 MBA Schools; CFA, CA are an advantage.
- Prior experience (2–5 years) in investment banking, real estate finance, private equity, or transaction advisory is preferred.
- Comfort working in a fast-paced, deal-driven environment, with a collaborative mindset and integrity in client interactions.
