Development Manager – Residential Real Estate

Role Overview The Development Manager will oversee/coordinate the development and execution of a residential real estate project on behalf of the organisation. The role will involve working closely with the on-site team, PMC, architects, contractors and other stakeholders to ensure delivery within approved cost, schedule, quality and development objectives.

Qualification

- B.E. / B.Tech. in Civil Engineering (or Mechanical or Electrical) – Mandatory
- MBA is NOT required; candidates with technical and execution backgrounds preferred.

Experience

- 6–9 years of experience in real estate development, construction or project management.
- Minimum 2 years of hands-on site experience.
- Strong theoretical and practical understanding of residential construction.

Job Location - Mumbai

- Responsible for a residential project in Gurugram, with regular site travel.

Key Responsibilities Development & Project Management

- Monitor overall project execution against approved budget, schedule and milestones.
- Regularly visit the site to independently assess progress, quality and execution risks.




- Identify delays, cost overruns and project risks and drive corrective actions.
- Coordinate with the development and project team to resolve execution issues.

Cost & Schedule Management

- Monitor project costs against approved budgets and analyse variances.
- Review estimates, BOQs, tenders, contractor quotations and variations.
- Monitor project schedules, critical milestones and potential delays.
- Work with the project team on recovery plans where required.
- Review project billing and executed quantities where relevant.

Construction & Technical Oversight

- Understanding of structural works, MEP and finishing works.
- Review drawings, specifications, BOQs and construction methodologies.
- Monitor construction quality and adherence to approved specifications.
- Assess technical and execution issues and coordinate their resolution.

Stakeholder Management

- Coordinate with development team, PMCs, architects, contractors and consultants.
- Monitor contractor performance, productivity and adherence to timelines.

Reporting & Governance

- Prepare regular reports covering cost, schedule, progress and key risks.
- Maintain appropriate project documentation and controls.
- Ensure transparency and integrity in reporting, procurement and contractor interactions.
- Independently verify project progress and escalate deviations or governance concerns.

Technical Skills Required





- Robust understanding of residential construction and project execution.
- Good knowledge of construction costing, budgeting, scheduling and project controls.
- Ability to interpret drawings, BOQs and technical specifications.
- Experience managing contractors, consultants and project teams.

Ideal Candidate Profile The ideal candidate will be a Civil Engineer who has progressed from hands-on site execution into broader project/development management.

The candidate should be

- High on integrity and ethics, with strong professional judgement (Most important)
- Technically sound (Civil and MEP) and understand how residential projects are constructed.
- Commercially aware, with strong cost and budget understanding.
- Schedule-focused and capable of identifying delays and dependencies.
- Analytical and independent, with the ability to challenge project assumptions.
- Sustainability-minded, with the ability to identify and drive practical opportunities to improve energy efficiency, resource use, waste management and overall environmental performance of the project.
- Comfortable working from Mumbai office (in-person, not work from home) while regularly managing and visiting the Gurugram project site.
