1. Position Details

Designation: Manager – Quality Control

Department: Quality Control / Quality Assurance

Reporting To: Senior Management / Project Management

Function: Construction Quality Control, Quality Assurance & Technical Compliance

Industry: Real Estate / Construction

2. Job Purpose To provide senior-level technical expertise in Construction Quality Control and ensure consistent quality standards across project sites.

The role requires an experienced QC professional with strong practical knowledge of construction activities, quality standards, IS codes, inspections, testing, NCR management, root cause analysis, and defect prevention.

The Manager – Quality Control will work closely with project and execution teams, identify quality risks at an early stage, resolve technical quality issues, and guide the QC team to achieve the required quality standards.

3. Key Responsibilities

A. Construction Quality Control

- Monitor and control quality across all major construction activities.
- Ensure compliance with approved drawings, specifications, IS codes, method statements, and company quality standards.
- Review quality from excavation and foundation through RCC, masonry, plastering, finishing, and handover.
- Identify defects, deviations, and NCRs and ensure timely corrective action.
- Provide practical technical solutions for complex site quality issues.

B. Concrete & Structural Quality

- Monitor RMC, concrete pouring, vibration, curing, and testing activities.
- Review cube test results and ensure compliance with required design strength.
- Check reinforcement, shuttering, embedded items, and RCC works.
- Monitor structural quality and recommend corrective actions for deviations.
- Ensure proper implementation of approved construction methodologies.

C. Material Quality Control

- Ensure materials comply with approved specifications and applicable standards.
- Review MIRs, material test reports, and quality documentation.
- Coordinate with approved testing laboratories for material testing.
- Monitor quality of cement, steel, aggregates, concrete, waterproofing materials, and other critical materials.
- Identify recurring material quality issues and recommend corrective measures.

D. Finishing Quality

- Monitor quality of plastering, flooring, waterproofing, tiling, painting, and other finishing works.
- Ensure required workmanship standards are maintained.
- Conduct inspections at appropriate stages to prevent defects.
- Ensure proper rectification of defects before stage closure.
- Minimize rework through preventive quality control.

Quality Audits & Compliance

- Conduct regular site quality inspections and internal audits.
- Ensure compliance with SOPs, drawings, specifications, IS codes, and company standards.
- Monitor NCRs, quality observations, and corrective actions.
- Verify closure of major quality issues.
- Support implementation of ISO and quality management systems where applicable.

F. NCR(Non-Conformance Report), RCA (– Root Cause Analysis) & CAPA (Corrective and Preventive Action · Lead root cause analysis for major and recurring quality issues.

- Identify the actual source of defects and recommend practical solutions.
- Implement and monitor corrective and preventive actions.
- Track recurring issues and ensure permanent corrective measures are implemented.

G. SOPs & Process Improvement

- Implement quality SOPs, inspection procedures, checklists, and quality formats.
- Identify gaps in existing quality processes and recommend improvements.
- Standardize inspection practices across project sites.
- Promote preventive quality practices to reduce defects and rework.

H. Team Guidance & Training

- Guide and mentor QC engineers and site quality teams.
- Conduct technical training on construction quality requirements and inspection procedures.
- Improve technical competency and quality awareness among site teams.
- Share quality best practices and lessons learned.

I. Handover Quality

- Monitor pre-handover inspections and snagging activities.
- Ensure major defects are rectified before handover.
- Monitor recurring defects and implement preventive measures.
- Support the project team in achieving quality-focused handover.

4. Management Responsibilities

- Report major quality issues and technical risks to senior management.
- Provide technical recommendations for critical quality matters.
- Review project quality performance and highlight areas requiring improvement.
- Coordinate with Project and Execution teams for timely resolution of quality issues.
- Ensure effective performance of the QC team.

6. Authority

- Raise NCRs and quality observations.
- Recommend holding of non-compliant work.
- Recommend rejection of non-conforming materials or workmanship.
- Require corrective and preventive actions.
- Escalate critical quality issues to senior management.

7. Coordination Internal: Project, Execution, Planning, Procurement, Design, MEP, Contracts, and other relevant departments.

External: Consultants, Vendors, RMC Suppliers, Testing Laboratories, Subcontractors, and other technical agencies.

8. Qualifications & Experience

Education: B.E. / B.Tech – Civil Engineering

Experience: 15–20+ years of relevant experience in Construction Quality Control / QA-QC, preferably in large-scale residential, commercial, or real estate projects.

Candidate Profile

- Senior and technically strong QC professional with extensive practical construction experience.
- Strong hands-on knowledge of RCC, concrete, reinforcement, shuttering, masonry, waterproofing, and finishing works.
- Excellent knowledge of relevant IS codes, specifications, drawings, and construction quality standards.
- Strong experience in NCR, RCA, CAPA, quality audits, inspections, and defect prevention.
- Ability to independently handle complex site quality issues and provide practical solutions.
- Strong knowledge of material testing and quality documentation.
- Experience in guiding and mentoring QC engineers and site quality teams.
- Strong communication, coordination, and problem-solving skills.
- Should be technically strong, mature, practical, and quality-focused.

10. Objective To appoint a senior and technically strong Quality Control Manager with extensive construction experience who can independently handle complex quality issues, guide QC teams, ensure compliance with required standards, minimize defects and rework, and consistently improve construction quality across projects. Pay: Up to ₹80,000.00 per month
