they are building autonomous ships and submarines that operate in the world's most hostile environments. We're executing India's flagship autonomous submarine project, the Jalkapi XLAUV, on order from the Indian Navy. We're looking for a Facilities Manager who takes full ownership of creating and running our spaces from corporate offices to assembly and test areas with zero handholding and zero downtime.

This is a greenfield role. You will be the first FM. Some processes exist; many don't. You will build them, own them, and make them run.

What You'll Own

- Day-to-day operations of two Koramangala offices (co-working space + full rented block) and a Bommasandra warehouse — covering facilities, utilities, housekeeping, security, and support services
- Assembly and test area readiness — ensuring engineering workspaces, makeshift cleanroom, and test areas are functional, clean, and optimised for R&D; and integration work
- Preventive and on-demand maintenance across infrastructure, equipment, and utilities — you act before things break, not after
- Vendor management end-to-end — identify vendors, negotiate contracts, manage AMC renewals, hold vendors to SLAs, and keep costs lean
- Workplace safety and statutory compliance — fire safety, environmental norms, and manufacturing regulations across all sites
- Facilities and admin budget ownership — set it, track it, optimise it, and make cost calls independently
- Workspace planning and employee experience — partner with HR and IT for smooth onboarding, seating, and asset management
- Documentation and process-building — create and maintain the systems that will scale with the company as it grows

What We're Looking For





- 5–10 years of facilities management experience covering both corporate/office environments AND industrial, assembly, or workshop spaces — managing only one setting is a dealbreaker
- Proven process-builder — you've built systems from scratch, not just maintained existing ones
- Strong vendor management track record — independently negotiated contracts, managed SLAs, and held vendors accountable
- Job stability — recent stint of 3–4+ years; no pattern of frequent short-tenure hops
- Experience in a startup or high-growth company where you operated without a playbook
- Proactive communicator — you flag risks before deadlines slip, never after
- Facility budget ownership — you've managed a spend line independently, not by committee
- Self-starter with high initiative — you identify what needs doing and start, without waiting to be directed

Good to Have

- Experience in heavy engineering, mechanical engineering, or precision manufacturing environments (PCB fabrication, vessel/vehicle assembly, or similar)
- Experience setting up new facilities or offices from scratch
- Familiarity with ERP, CAFM, or CMMS systems for facilities management
- Comfort using AI tools (Claude or equivalent) in day-to-day workflows
