- Ensure all the Site Team members' daily attendance and ensure sufficient manpower for the routine work.
- Daily report preparation, documentation, and update to HO.
- Monthly/weekly Management report preparation, documentation, and update to HO.
- Track all the team members related to the points mentioned below:
- Technical-related issues
- Security-related issues, material procurement for technical and housekeeping materials.
- Vendor manpower arrangements coordination.
- Petty cash expenses
- Track the Facility service team as per the Site plan:
- Sort out the Electrical and plumbing issues in all common areas.
- Check the Diesel stock maintenance and procurement-related procedures if applicable.
- Check the Electrical and plumbing-related materials procurement and the necessary items to purchase from the local market (or) from the procurements.
- Conducting a technical briefing and sorting out issues.
- Provide Technical and safety instruction.
- Check the Fire Fighting system checklist, and all the parameters are in order.
- Check the energy reading report.
- Check the DG B check related procedures.
- Ensure the employees' grooming status.
- Ensure all the technical-related equipment/parameters are functioning normally
- Ensure the Housekeeping in the Common Area
- Housekeepers are cleaning and checking their checklists.
- Ensure there is no garbage accumulation in the common area and the waste management operating status.
- Sort out the housekeeping-related abnormalities in common areas.
- Housekeeping consumables.
- Ensure the Plantations are healthy and Manure/Watering on time.
- Ensure the HT EB Payments on time.
- Ensure the statutory compliances are in place.
- Co-ordination with the Project team/Vendor for closing the warranty-related issues, if applicable
- Co-ordination with EB, Panchayath Board, Health Dept, and local bodies for estate-related issues.
- Track the PPM Calendar and ensure maintenance is on time.
- Track the AMC /DLP Vendors for equipment on time service and those related issues, if applicable.
- Ensure all the Assets are in our place and document the asset checklist.
- Ensure there is no Fire Hazard in the Estate.
- Training to be given to Team members.
- Ensure all the Tools are in place.
- Ensure the Occupants have not deviated from our Agreements.
- Ensure the Dos and Don'ts are instructed to the main entry security guards as per the site vehicle plan.
- Ensure the Outsiders /Visitors follow the Estate Rules properly.
- Ensure the complaint trackers are followed on time.
- Ensure the Equipment History cards are maintained properly.
- Ensure the Work permit system and Safety equipment are in Place.
- Maintain the Vendor contact list for all works, regarding the procurement process and negotiation.
- Ensure the Facility Budgets tracking.
- Ready to travel to the sites, which are anywhere in India, as per the management decision/instructions for any assistance.
Qualification:
- BE- Electrical & Electronics Engineering or Diploma in Electrical & Electronics Engineering with relevant experience.
Experience:
- Required 8- 10 Years of experience in the Property/Facility Management Field with an HT Electrical Competency License from the respective State Government.
