We are seeking a highly skilled and detail-oriented BIM Modeler specializing in Interior Fit-Outs and MEP Coordination. The ideal candidate will possess deep technical expertise in generating high-fidelity models up to LOD 450 and 500, ensuring seamless integration between complex interior architectural designs and building services.

Key Responsibilities

- High-LOD Modeling: Develop and manage comprehensive BIM models ranging from LOD 300 (Fabrication) to LOD 450/500 (As-Built/Facility Management).

- Interior &
- MEP Integration:

Execute precise 3D modeling for intricate interior spatial designs, millwork, ceilings, and finishes while simultaneously integrating complex MEP systems (HVAC, Electrical, Plumbing, and Fire Protection).

- Clash Detection &

- Resolution:

Lead clash detection workflows using automated matrixes to identify, troubleshoot, and resolve spatial conflicts between ID (Interior Design) elements and MEP routing.

- As-Built Documentation: Transform field verification data, redlines, and manufacturer submittals into high-accuracy LOD 500 asset models embedded with required COBie/FM parameters.

- Cross-Functional Coordination: Act as the technical bridge between Interior Designers, MEP Engineers, Project Managers, and Site Contractors to ensure design intent aligns with constructability.

Technical Qualifications &

- Skills

- Software Proficiency: Mastery of Autodesk Revit is mandatory.



Advanced proficiency in Navisworks Manage (for clash detection and coordination) and AutoCAD is highly preferred.

- LOD Standard Expertise: Demonstrated experience executing projects under AIA/BIM Forum standards specifically for LOD 450 (Fabrication &
- Assembly details)

and LOD 500 (Field Verified Operational Assets).

- Domain Knowledge: Solid understanding of interior construction detailing, joinery, reflected ceiling plans (RCP), and standard MEP system spacing/routing clearance rules.

- Data Integration: Familiarity with adding asset data, tracking codes, and operational parameters within the BIM environment for handover

- Candidate Requirements

- Education: Degree or Diploma in Architecture, Interior Design, Civil Engineering, Mechanical Engineering, or a related field.

Certifications in Autodesk Revit Architecture/MEP are a strong plus.

- Experience: Minimum 3-5] years of dedicated BIM modeling experience, with a proven portfolio highlighting commercial interior fit-outs and MEP coordination.

- Soft Skills: Strong analytical problem-solving skills, exceptional attention to detail, and the ability to articulate complex spatial issues to non-technical stakeholders.
