Designation: ELV & HVAC Maintenance / DLP / CMC Engineer

Department Projects – Operations & Maintenance (O&M;)

Reporting to Project Manager / Service Manager / Regional Manager

Job Purpose

To ensure uninterrupted operation, preventive maintenance, corrective maintenance, and timely

breakdown resolution of ELV and HVAC systems during the Defect Liability Period (DLP) and

Comprehensive Maintenance Contract (CMC). The engineer shall ensure maximum system

uptime, compliance with contractual SLAs, client satisfaction, and timely documentation.

Key Responsibilities

1. Preventive Maintenance (PM)

Execute preventive maintenance activities as per approved maintenance schedule.

Prepare PM checklists and ensure all equipment is inspected.

Clean, calibrate, test, and verify system performance.

Maintain PM records with client signatures.

Identify potential failures before breakdown occurs.

Ensure all statutory and OEM recommendations are followed.

2. Corrective Maintenance (CM)

Attend complaints within SLA timelines.

Troubleshoot and rectify system faults.

Replace defective components after approval.

Coordinate with OEMs for warranty replacement/RMA.

Restore system functionality with minimum downtime.

Submit Root Cause Analysis (RCA) for major failures.

3. ELV System Responsibilities

Responsible for operation and maintenance of:

Fire Alarm System (FAS)

Public Address & Voice Alarm (PA/VA)

CCTV Surveillance System

Access Control System

Building Management System (BMS) Integration

Public Security System (Baggage scanner, DFMD, Bollards, Boom Barrier, Turnstile)

Any other ELV system installed at site

4. HVAC Responsibilities

Responsible for maintenance of:

Air Handling Units (AHU)/TFA

Package AC Units

VFD/VRV/VRF Systems

FCUs





Exhaust Fans

Pressurization Fans

Ventilation Systems

HVAC Control Panels

Thermostats & Sensors

Treated Fresh Air

Jet Fan and Inline Fan

Grill and Defuser

BMS-controlled HVAC equipment

Outdoor and Indoor unit

Duct and Duct Dampers

5. Breakdown Management

Attend emergency breakdowns immediately.

Maintain complaint register.

Coordinate with OEM and vendors.

Escalate critical issues to management.

Minimize system downtime.

Ensure availability of critical spare parts.

6. Documentation

Maintain and update:

Daily Service Report (DSR)

Preventive Maintenance Reports

Breakdown Reports

Complaint Register

Asset Register

Spare Inventory

RMA Tracking

Site Logbook

Service Visit Reports

Monthly Performance Report

AMC/CMC Compliance Reports

7. Client Coordination

Attend client meetings.

Explain technical issues and proposed solutions.

Obtain work completion certificates.

Ensure client satisfaction.

Maintain qualified communication.

Coordinate with consultants, OEMs, and facility teams.

8. Spare & Inventory Management

Maintain minimum stock of critical spares.

Monitor spare consumption.

Raise material requisitions.

Verify delivered materials.

Maintain inventory records.

9. Safety & Compliance

Follow all site safety procedures.

Use appropriate PPE.

Comply with statutory regulations.

Follow permit-to-work procedures.





Ensure housekeeping of work areas.

10. Reporting

Submit on Weekly/Monthly/Quarterly

Educational Qualification

Diploma/B.Tech/B.E. in:

o Electrical Engineering

o Electronics & Communication Engineering

o Mechanical Engineering (HVAC)

o Instrumentation Engineering

Experience

Diploma: 3–8 years in ELV/HVAC Maintenance.

B.Tech/B.E.: 2–6 years in ELV/HVAC Maintenance.

Experience in hospitals, metro, commercial buildings, data centers, or industrial facilities.
