Role & responsibilities
1. MEP Planning & Design Coordination
- Lead the overall MEP planning and execution strategy for assigned projects.
- Review MEP drawings, specifications, BOQs and technical documents.
- Coordinate with architects, structural consultants, MEP consultants and project teams.
- Identify design clashes and ensure proper coordination between MEP, civil, structural and finishing works.
- Review design proposals for technical feasibility, constructability and cost optimisation.
- Ensure MEP designs are aligned with project requirements, approved specifications and applicable standards.
2. Mechanical Services
- Oversee HVAC systems including VRF/VRV, chillers, AHUs, FCUs and ventilation systems.
- Manage fire-fighting systems, pumps and other mechanical services.
- Supervise basement ventilation and smoke-extraction systems.
- Ensure proper installation, testing and commissioning of mechanical systems.
- Monitor performance and ensure efficient operation of installed systems.
3. Electrical Services
- Manage HT/LT electrical systems, transformers, RMU, DG sets and electrical panels.
- Oversee electrical power distribution, lighting, earthing and lightning protection systems.
- Coordinate ELV systems including CCTV, access control, fire alarm, BMS and other building automation systems.
- Ensure electrical installations are executed as per approved drawings and applicable standards.
- Coordinate inspections and statutory requirements related to electrical installations.
4. Plumbing & Water Management
- Manage domestic water supply, drainage and sewage systems.
- Oversee STP, WTP, water pumps and water-storage systems.
- Ensure proper implementation of rainwater harvesting systems.
- Monitor installation, testing and commissioning of plumbing and water-management systems.
- Ensure proper coordination between plumbing services and civil/architectural works.
5. Project Execution & Contractor Management
- Lead MEP execution from planning and procurement through installation, testing, commissioning and handover.
- Manage MEP contractors, subcontractors, vendors and consultants.
- Monitor project progress against approved schedules and milestones.
- Ensure quality of workmanship and adherence to approved drawings and specifications.
- Review contractor measurements, work completion and billing.
- Monitor material requirements, procurement schedules and site availability.
- Resolve technical and execution-related issues at project sites.
- Ensure timely completion of MEP works in line with overall project schedules.
6. Cost & Project Control
- Monitor MEP budgets and project costs.
- Review BOQs, rate analysis, variations and additional work claims.
- Identify opportunities for cost optimization without compromising quality and performance.
- Ensure effective utilization of manpower, materials and other project resources.
- Coordinate with procurement and commercial teams for timely material procurement and cost control.
7. Statutory Compliance & Approvals
- Coordinate with relevant authorities, consultants and statutory agencies for MEP-related inspections and approvals.
- Ensure compliance with applicable building codes, fire-safety requirements, electrical regulations and other statutory standards.
- Maintain proper technical records, approvals and compliance documentation.
- Coordinate with project teams to ensure all required MEP approvals are obtained within project timelines.
8. Testing, Commissioning & Handover
- Plan and supervise testing and commissioning of all MEP systems.
- Coordinate inspections, trial runs and performance testing.
- Ensure rectification of defects and snagging before project handover.
- Review as-built drawings, O&M; manuals, warranties and other handover documentation.
- Ensure smooth handover of completed MEP systems to the operations/facility management team.
9. Team Leadership & Coordination
- Lead and mentor MEP engineers, supervisors and site teams.
- Allocate responsibilities and monitor team performance.
- Coordinate with Project Heads, Construction, Design, Procurement, Contracts, Finance and other departments.
- Conduct regular progress and technical review meetings.
- Ensure timely resolution of inter-departmental and contractor-related issues.
- Provide technical guidance and support to project teams.
Preferred candidate profile
Educational Qualification
- B.Tech / B.E. in Mechanical or Electrical Engineering from a recognized university/institution.
- Candidates with a B.Tech qualification and 12-17 years of relevant MEP experience in real estate/building projects will be preferred.
- Relevant professional certifications in MEP, HVAC, Fire & Safety or Project Management will be an added advantage.
Candidate Requirements
- 12-17 years of relevant experience in MEP execution and project management.
- Solid experience in real estate / building construction projects.
- Experience in high-rise residential, premium/luxury residential, commercial or mixed-use projects will be highly preferred.
- Strong knowledge of HVAC, electrical, plumbing, firefighting and ELV systems.
- Proven experience in MEP consultant, contractor and vendor management.
- Strong knowledge of MEP drawings, BOQs, specifications and project schedules.
- Experience in testing, commissioning and project handover.
- Strong leadership, communication, coordination and problem-solving skills.
- Ability to manage multiple MEP packages, contractors and teams simultaneously.
Preferred Candidate Profile
The ideal candidate should preferably have experience with a real estate developer, large building construction company, EPC/MEP contractor or infrastructure organisation, with hands-on responsibility for complete MEP services in large-scale building projects.
Candidates with experience in premium/luxury residential projects, high-rise developments, commercial buildings, townships, hotels or mixed-use developments will be given preference.
