Position Overview:
We are looking for an experienced and result-oriented Sales Manager to drive sales and leasing operations for the commercial property portfolio, including office spaces and retail.

The candidate will be responsible for end-to-end deal closures, from sourcing to closing, through channel partners, direct client acquisition, channel partner management, and client negotiations for both commercial outright sales and lease transactions.

Key Responsibilities:

1. Sales Operations & Leasing Execution
- Create sales pipelines, prepare forecasts, and maintain MIS reports.
- Drive direct sales and leasing revenue targets across key markets.
- Manage the complete sales and leasing lifecycle, including inquiries, property presentations, site visits, commercial proposals, negotiations, and closures.
- Structure and negotiate lease terms, including rent-free periods, lock-in periods, escalation clauses, and fit-out periods.
- Target and acquire high-value corporate tenants,



MNCs, retail brands, investors, and brokers.

2. Channel Partner & Network Development
- Build, onboard, and maintain solid relationships with IPCs, local commercial brokers, and wealth advisors.
- Organize regular channel partner meets, property walkthroughs, and project briefings.
- Develop direct outreach channels with CRE Heads, Facility Managers, and business owners.

3. Market Intelligence & Portfolio Pitching
- Conduct market research on commercial rental yields, capital values, absorption trends, and micro-market dynamics.
- Prepare competitive benchmark reports, customized pitch decks, and financial models covering yield calculations and ROI projections.
- Analyse competitor pricing, incentive schemes, layouts, and product positioning.
- Track market trends, competitor activities, pricing strategies, and demand patterns.
