The Assistant Manager – Quantity Surveying will be responsible for quantity take-offs, client billing, subcontractor billing, rate analysis, reconciliation, variation/extra-item claims, cost monitoring, and commercial documentation for high-rise real estate projects executed under Item Rate Contracts.
The role requires solid knowledge of RCC, structural, architectural, finishing and MEP-related quantities, along with sound understanding of drawings, BOQ specifications and contractual conditions.
Key Roles & Responsibilities1. Quantity Take-Off & BOQ Management
- Prepare detailed quantity take-offs from GFC drawings, architectural drawings, structural drawings and MEP drawings.
- Verify BOQ quantities against approved drawings and identify quantity variations.
- Maintain detailed quantity sheets and measurement records for all major work items.
- Review revisions in drawings and assess their impact on quantities and project cost.
- Prepare and update BOQ trackers based on actual project progress.
- Ensure measurements are prepared in accordance with applicable standards and contractual requirements.
2. Client Billing
- Prepare RA Bills / Interim Payment Applications based on executed quantities.
- Coordinate with Site Engineers, Planning, QA/QC and Client/PMC teams for measurement certification.
- Prepare supporting documents, measurement sheets and quantity calculations for client billing.
- Follow up with Client/PMC for timely certification of submitted bills.
- Maintain records of submitted, certified, withheld and pending billing amounts.
- Prepare reconciliation between executed quantities, billed quantities and certified quantities.
3. Subcontractor Billing
- Verify subcontractor bills against actual work executed at site.
- Check measurements, agreed rates, work orders and applicable deductions before certification.
