Job Summary

We are looking for an experienced Facility Manager with a strong technical background and residential facility management experience to oversee the complete operations and maintenance of residential properties. The candidate will be responsible for managing technical services, housekeeping, security, landscaping, vendor coordination, resident complaints, and overall site operations.

Key Responsibilities

- Manage day-to-day facility operations of residential apartments/gated communities.
- Supervise and coordinate technical, housekeeping, security, horticulture and other support teams.
- Ensure smooth operation and maintenance of electrical, plumbing, HVAC, DG, STP, WTP, RO, fire & safety systems and other MEP equipment.
- Conduct regular inspections and preventive maintenance of all equipment and installations.
- Monitor breakdowns and ensure timely corrective maintenance.
- Prepare and maintain PPM schedules, checklists, logbooks and maintenance records.
- Coordinate with residents/RWA/association members and resolve complaints within the defined timeline.
- Manage manpower deployment, attendance, shift schedules and daily work allocation.
- Coordinate with vendors and AMC service providers and monitor their performance.
- Check quotations, service reports, material requirements and maintenance expenses.
- Ensure compliance with safety standards, statutory requirements and site SOPs.
- Monitor energy and water consumption and identify opportunities for cost savings.
- Handle emergency situations,



breakdowns and escalation management.
- Conduct regular toolbox talks, safety inspections and team meetings.
- Prepare daily, weekly and monthly operational reports for management.
- Ensure high standards of cleanliness, hygiene, landscaping and overall residential ambience.
- Maintain good coordination with the client, residents, vendors and internal management.

Technical Skills Required

- Strong knowledge of Electrical and Plumbing systems.
- Hands-on knowledge of STP, WTP and RO systems.
- Knowledge of DG sets, HVAC, fire-fighting and fire alarm systems.
- Understanding of preventive and breakdown maintenance.
- Knowledge of BMS and basic MEP operations will be an added advantage.
- Ability to read basic electrical/MEP drawings and understand equipment specifications.

Candidate Profile

- Diploma/B.E./B.Tech in Electrical, Mechanical or related Engineering preferred.
- Minimum 5 years of experience in facility management, preferably in residential apartments/gated communities.
- Experience managing technical and non-technical teams.
- Strong communication and interpersonal skills.
- Good vendor and client management skills.
- Good knowledge of MS Office and maintenance reporting.
- Should be capable of independently handling residential facility operations.
- Immediate joiners / candidates with short notice period preferred.

Pay: ₹40,000.00 - ₹50,000.00 per month
