Job Summary

We are looking for an experienced Facility Manager with solid technical knowledge and mandatory residential facility management experience to manage day-to-day operations, technical services, maintenance, housekeeping, security, and resident requirements.

Key Responsibilities

- Manage complete facility operations of a residential apartment/community.
- Supervise and coordinate MEP, electrical, plumbing, HVAC, STP, WTP, RO, DG, fire & safety and other technical systems.
- Ensure preventive and breakdown maintenance is carried out effectively.
- Monitor AMC vendors, contractors and service providers.
- Manage housekeeping, security, landscaping and other soft services.
- Handle resident complaints and ensure timely resolution.
- Conduct regular site inspections and ensure safety and service standards.
- Maintain statutory records, technical logs, checklists and maintenance reports.
- Monitor manpower deployment, attendance, productivity and performance.
- Prepare daily, weekly and monthly operational reports.
- Control facility-related expenses and monitor budgets.
- Coordinate with RWA/Association, residents and management.
- Ensure compliance with safety, statutory and operational requirements.
- Handle emergencies,



breakdowns and escalation situations effectively.

Technical Skills – Mandatory

- Strong knowledge of Electrical, Plumbing, HVAC, DG, STP, WTP, RO and Fire & Safety systems.
- Knowledge of preventive and corrective maintenance.
- Ability to troubleshoot technical issues and coordinate with technicians/vendors.
- Knowledge of BMS and facility management systems is an advantage.
- Good understanding of statutory and safety compliance.

Candidate Requirements

- Mandatory: Prior experience in residential facility management/apartment communities.
- Technical background in Electrical/Mechanical/Civil/related engineering field preferred.
- Minimum 5 years of relevant facility management experience.
- Solid team management and vendor management skills.
- Good communication and interpersonal skills.
- Ability to handle residents, clients and senior management professionally.
- Strong problem-solving and decision-making skills.
- Willingness to work in a 24/7 residential facility setting and handle emergencies.
