Job descriptionPosition OverviewThe Senior Advocate / Senior Legal Consultant shall be responsible for providing comprehensive legal support and strategic advisory services across the Company's real estate development projects. The role involves handling land acquisition matters, title due diligence, litigation management, redevelopment and property transactions, regulatory compliance, contract drafting, and legal risk mitigation.The incumbent will work closely with the management team, project stakeholders, government authorities, external counsels, and regulatory bodies to ensure legal compliance and safeguard the Company's business interests throughout the project lifecycle.
Key ResponsibilitiesLand Acquisition & Title DueDiligence
- Conduct comprehensive title investigations and legal due diligence of land parcels, development properties, and redevelopment projects.
- Examine revenue records, property cards, mutation entries, search reports, encumbrance certificates, and ownership documents.
- Identify legal risks, title defects, encumbrances, and litigation affecting proposed acquisitions and provide risk mitigation recommendations.
- Issue title verification reports and legal opinions for land acquisitions and project development.
Legal Documentation s Contract Management
- Draft, review, negotiate, and vet various legal agreements including:
a) Development Agreementsb) Joint Development Agreements (JDA)c) Joint Venture Agreements (JVA)d) Memorandum of Understanding (MOU)e) Agreement for Salef) Conveyance Deedsg) Sale Deedsh) Lease Deedsi) Leave & License Agreementsj) Power of Attorney Documentsk) Redevelopment Agreementsl) Contractor and Consultant Agreements
- Ensure legal enforceability and protection of the Company's interests in all contractual arrangements.
Regulatory Compliance s Approvals
- Ensure compliance with:
a) RERA Regulationsb) Maharashtra Land Revenue Codec) Transfer of Property Actd) Registration Acte) Maharashtra Regional and Town Planning Act (MRTP)f) Municipal and Development Control Regulationsg) Stamp Duty and Registration Lawsh) Applicable Real Estate and Property Laws
- Support legal aspects of project approvals, registrations, permissions, and statutory filings.
Advisory s* Risk Management*
- Provide legal advice to management on project structuring, acquisitions, redevelopment opportunities, and dispute resolution.
- Assess legal exposure and recommend preventive measures to minimize risks.
- Review legal implications of business decisions and strategic transactions.
- Support negotiations with landowners, societies, authorities, investors, and business partners.
Stakeholder Coordination
- Liaise with government authorities, registration offices, municipal departments, legal consultants, and regulatory agencies.

- Ensure timely legal support for project execution and commercial transactions.
Legal Records s Governance
- Maintain and monitor legal documentation, case records, agreements, and compliance registers.
- Establish and maintain a centralized repository of legal documents and litigation records.
- Conduct periodic legal audits and compliance reviews.
What You Bring (Requirements) Industry/ Relevant Experience: Candidates having 5+ years of experience with:
- Real Estate Developers
- Construction Companies
- Infrastructure Organizations
- Redevelopment Projects
- Real Estate Law Firms
- Property Advisory Firms will be preferred.
Educational background
- Bachelor of Laws (LL.B.) from a recognized university (Mandatory).
- LL.M. shall be preferred.
- Enrollment with the Bar Council of India / State Bar Council is mandatory.
