KEY RESULT AREAS-

- Based on the request from Business/RE Team, conduct the site visit to verify the site conditions and available infrastructure of New development projects (rented and owned)
- Preparing the estimate budget, approvals and sign off by the delegated proper business approvals prior to any commitments.
- Plan and implement project management strategies to ensure the successful and timely execution of the projects, along with cost management.
- Manage outside resources (project managers, architects, designers, construction crews, etc.) to achieve successful completion of the project.
- Coordination between various internal (IT, marketing, branch operations, safety and security, cash management) and external parties (vendors, project managers, architects, contractors, government bodies) to achieve successful completion of the project
- Manage and supervise the construction works maintaining the progress against the approved schedules to achieve its objective in line with the goal of Admin. Dept.
- Implementation of the effective change management.
- Ensure all contractual obligations are clear as to scope of work etc. and terms and conditions cover Mashreq bank’s interests.
- Manage the financial expenditure budgets of the project and monitors costs to ensure compliance with planned expenditure
- Improve and strengthen the service culture to achieve customer satisfaction i.e. simplify, standardize the present processes.
- Verify and keeping a track of the certified payment by consultant to contractors
- Consolidation of own premises and all coordination from Mashreq Business Unit
- In-house expertise in design productions, cost management, tender management, etc. eliminating the need to appoint external consultants
- Understand Business Requirement; ensure that the expected outcome is reached in terms of quality, quantity, satisfaction, end user satisfaction and bottom-line contribution.
- Ensuring compliance with Mashreqbank operating policies and procedures, health and environmental standards and with all related local regulations
- Ensure all contractual obligations are clear as to scope of work etc.

- Travelling to Overseas/MGN location for all technical and project related support
- Working on MB Premises Sustainability to focus on Green building materials, managing resources consumption and reducing harmful emission
- Working on Green projects, along with the LEED Consultant to incorporate the usage of FSC certified products, low VOC content materials, recycled content etc. that will lead to a healthy environment, conserve energy and reduce pollution etc.
- Support overseas Mashreq locations for all MB Fit-Out, Relocation, Renovation etc.

Operating Environment, Framework and Boundaries, Working Relationships-

- Providing Architectural & Engineering services to all Mashreq & Group units in various countries for Interior & Constructional Projects
- For Mashreq projects, cost needs to be agreed with Business Management, as per ADM prior to proceeding with the activities. Best services to be provided in all aspects by keeping in mind the total budget, quality of deliverables and the turnaround time required/available to complete the project.
- As support/service always maintain appropriate coordination standard with external, internal customers at all levels.

Problem Solving

- Internal, external customers complain on quality of services, turnaround time to ensure solution for the complaints, proactive for problems required urgent attention.
- To develop and implement a constructive project program, which will safeguard the bank’s interest in developing new premises.
- Conflict resolution between different contractors, consultants. Issues that are raised to be resolved in a timely manner.

Decision Making Authority & Responsibility





• Controlling the projects to achieve implementation of the approved design into construction work within the financial. On financial matters, CEO’s financial powers of expenses are our guideline along with empowerment from Head of CA and delegation of authority approval by Group Head for projects.

- Responsible for providing appropriate solutions to the end users
- Responsible for making decisions in such a way that risk is controlled, and uncertainty minimized.

Knowledge, Skills and Experience

- Bachelor’s degree of Civil Engineering / Architect from a reputed University.
- Should be computer literate preferably with MS Project / Auto Cad, etc.
- Experience for minimum 8 years in Project Management of Building out of which at least 2 years as client’s representative or consultant’s representative at the building construction sites, processing and certifying of contractor’s progress payments.
- Good Organization, planning and time management skills
- Ability to work in a team creating the best possible work environment.
- Proven leadership skills along with strong inter-personnel, communication & organizational skills.
- Familiar with local market dynamics and regional/ international in general.
- Excellent command over spoken / written English.
