Job Summary

We are looking for an experienced Operations Manager to manage end-to-end facility management operations for large residential communities/apartments. The candidate should have strong technical knowledge, residential facility management experience, leadership skills and client/resident management capabilities.

Key Responsibilities

- Manage day-to-day operations of residential facilities and ensure smooth functioning of all services.
- Supervise technical, housekeeping, security, horticulture and other facility management teams.
- Manage MEP systems including electrical, plumbing, HVAC, DG, STP, WTP, RO and fire & life safety systems.
- Ensure preventive and corrective maintenance is carried out as per schedule.
- Monitor breakdowns, emergency situations and ensure timely resolution.
- Coordinate with clients, residents, RWA/association members and other stakeholders.
- Handle resident complaints, escalations and service-related issues effectively.
- Monitor vendors, AMC contractors and service providers and ensure SLA compliance.
- Ensure compliance with safety, statutory and operational requirements.
- Monitor manpower deployment, attendance, productivity and performance.
- Prepare and review MIS reports, maintenance reports, incident reports and operational dashboards.
- Control operational costs, consumables and maintenance expenses.
- Conduct regular site inspections and audits to maintain service quality.
- Identify operational gaps and implement corrective and preventive actions.
- Ensure proper documentation of equipment,



maintenance schedules and service records.
- Train, guide and motivate site teams to improve operational performance.
- Coordinate during emergencies such as power failure, water issues, fire incidents and major equipment breakdowns.
- Ensure high standards of customer service and resident satisfaction.

Preferred Candidate Profile
- 8–12+ years of overall experience in facility management.
- Solid experience in residential apartments / gated communities / large housing societies.
- Technical background with hands-on understanding of building services.
- Experience managing large manpower teams and multiple facility functions.
- Good exposure to client, resident and RWA interactions.
- Candidates with experience in integrated facility management operations will be preferred.
- Should be willing to handle operational emergencies and site-level escalations.

Pay: ₹60,000.00 - ₹80,000.00 per month
