Manager - MEP Services - 8-12 Years - Mumbai Are you an experienced MEP professional with strong expertise in HVAC, Electrical Engineering, Electrical Maintenance, DG Sets, MEP Projects, and Lighting Control? We are looking for a Manager - MEP Services to oversee MEP project execution, maintenance operations, vendor management, testing & commissioning, and overall facility infrastructure performance.

Responsibilities:

- Lead end-to-end MEP project execution, including design study, BoQ review, procurement coordination, execution supervision, quality inspection, testing & commissioning, acceptance, and final handover.
- Manage MEP maintenance contracts, including timely renewal of AMCs/RMCs for electrical infrastructure, HVAC, UPS, DG sets, and water treatment plants, while negotiating commercial terms and defining clear SOWs and SLAs.
- Oversee the maintenance calendar and preventive maintenance activities, coordinating with ground teams and vendors to ensure timely execution, quality service delivery, and effective corrective actions.
- Drive breakdown resolution and corrective maintenance through root-cause analysis, vendor coordination, impact assessment, corrective action planning, and supervision of system restoration.
- Manage electrical maintenance and testing, including annual maintenance planning, preventive maintenance, protection-device testing, and functionality verification of electrical systems and equipment.
- Establish and implement SOPs, checklists, safety protocols, and operational standards, while conducting periodic audits and training ground teams to ensure compliance and operational excellence.




- Oversee plant operations and maintenance, ensuring smooth functioning of machines and equipment, monitoring operational parameters, and coordinating the availability of chemicals and consumables required for uninterrupted operations.
- Manage spare parts and renewal requirements, including ARC renewals for light fittings, plumbing, painting, carpentry, and electrical systems, while ensuring adequate availability of critical HVAC spares through AMC vendors.
- Coordinate with the property team, contractors, vendors, and service providers to resolve common-area maintenance issues, occupant complaints, and infrastructure-related concerns promptly and efficiently.
- Monitor overall MEP operations, infrastructure reliability, and service quality, leveraging systems such as LMS and daily monitoring systems, maintaining appropriate documentation, and ensuring projects and maintenance activities are completed safely, efficiently, and within defined timelines.

Requirements:

- 8-12 years of relevant experience in MEP Services, Facilities Management, Engineering Operations, or a similar function.
- Graduate qualification is required.
- Strong experience in HVAC Engineering, Electrical Engineering, and Electrical Maintenance.
- Hands-on experience with Diesel Generators (DG), UPS, transformers, and other critical electrical infrastructure.
- Robust understanding of Mechanical, Electrical & Plumbing (MEP) systems and maintenance operations.
- Experience in MEP project coordination, execution, testing, commissioning, and handover.
- Experience managing AMC/RMC/ARC contracts, vendors, SOWs, SLAs, and maintenance schedules.
- Strong knowledge of preventive and corrective maintenance, breakdown resolution, and root-cause analysis.
- Experience in implementing SOPs, checklists, audits, safety protocols,



and operational controls.
- Knowledge of LMS, daily monitoring systems, and relevant digital tools will be an advantage.
- Strong stakeholder management, coordination, analytical, and problem-solving skills.
