Position Overview

- Project: BKC Commercial Project (High-Rise Office Building)
- Location: Bandra Kurla Complex (BKC), Mumbai
- Reports To: Japanese Managing Director
- Role Nature: On-Site Project Leadership

Position Summary The Project Manager will take complete in office ownership of the commercial construction lifecycle, driving the project seamlessly from ground mobilization through to structural completion, commissioning, and final handover. This role requires an astute, field-ready leader to plan, coordinate, and stringently oversee all physical execution phases—ensuring the project progresses precisely on schedule, optimizes financial budgets, and achieves world-class engineering benchmarks. The successful candidate will champion an on-site culture of zero compromise, ensuring rigorous compliance with international safety regulations, local building codes, and statutory frameworks.

Core Responsibilities

- On-Site Mobilization, Planning & Scheduling

- Master Scheduling: Develop, monitor, and update the Project Master Schedule (using MS Project/Primavera) to track critical path milestones, proactively mitigating potential delays.
- Site Mobilization & Infrastructure: Design and execute robust site mobilization plans, establishing efficient temporary site infrastructure, logistics pathways,



and material staging areas to optimize daily field operations.
- Resource Optimization: Strategically allocate manpower, machinery, and material resources on the ground to match project velocity requirements without inflating overhead costs.

2. Site Execution, Quality Assurance & Engineering
- Core & Shell to Finishes: Direct the end-to-end physical execution of the commercial building, ranging from heavy civil/structural works to high-end architectural finishes (structural glazing, premium flooring, false ceilings, and facade treatments).
- Technical Compliance: Ensure all on-site construction strictly aligns with approved Good for Construction (GFC) drawings, structural designs, and MEPF layouts.
- Quality Management (QA/QC): Implement strict Inspection and Test Plans (ITPs) directly at the site. Conduct mandatory quality checks at critical milestones, maintain comprehensive checklists, and close out Non-Conformance Reports (NCRs) swiftly.

3. Contracts, Commercial & Vendor Management
- Procurement & Sourcing: Partner with the procurement team to source high-caliber sub-contractors and vendors. Lead technical and commercial evaluations.
- Contract Administration: Finalize General Conditions of Contract (GCC) and Special Conditions of Contract (SCC). Issue precise work orders and manage variations/amendments effectively.
- Financial Verification: Review, measure,



and certify sub-contractor progress billings and payment certificates based on actual physical progress and quality benchmarks on the ground.

4. Stakeholder Coordination & Interface Management
- Matrix Communication: Serve as the primary operational link between the site, the Client, Principal Architects, Structural/Design Consultants, MEPF Consultants, Procurement, and Accounts.
- Interface Management: Manage and resolve critical design or spatial conflicts between civil structure and MEPF services directly on the field before they impact site progress.

5. HSE (Health, Safety & Environment) Compliance
- Safety Culture: Enforce the organization’s zero-harm safety policies rigorously across all tiers of sub-contractors on-site.
- Regulatory Alignment: Ensure full adherence to local municipal building codes, statutory regulations, environmental guidelines, and labor safety standards.

6. Project Closeout & Handover
- De-snagging Management: Lead a meticulous, zero-compromise site snagging and de-snagging process to achieve flawless, handover-ready quality.
- Documentation: Compile and finalize all closeout documentation, including "As-Built" drawings, operation & maintenance (O&M;) manuals, warranties, and statutory occupancy approvals.
